Top 5: The Five Least Expensive Properties For Sale in Presidio Heights
This week we're heading to the land of fancy schmancy and extremely expensive. There are currently 14 homes for sale in Presidio Heights; the least expensive is just under $1M and the most expensive is $25M. (That would be the 3800 Washington estate that comes with 3810 Washington and 125 Maple.) Here now, the five least expensive homes for sale in Presidio Heights, one of San Francisco's swankiest neighborhoods. Onwards!

Size: 5-bed, 5.5-bath, 4,700-square-feet

The skinny: This home's been on the market three days. It last sold in 1988 for $1,200,000. One of the obvious advantages to living in Presidio Heights is the neighborhood's close proximity to the Presidio, a 1,500 acre national park that you can frolic in as much as you'd like. Property highlights include two bathrooms in the master suite and a chef's kitchen.

The skinny: This home has had two stints back on the market since it last sold in 1999 for $2,100,000. It made an appearance in 2008 and 2010, although asking prices at this time are unknown. The skinny: This unit's been on and off the market since October, 2011. It last sold in 2006 for $2,360,000. It was originally built by the Newsom & Newsom architectural firm. The lower floor has a separate entrance and "possible one bedroom with bath, family room, kitchenette, a spectacular wine cellar and patio leading to a lush landscaped garden." We don't know if that means there's an incredibly swankily inlaw apartment on the lower floor or if it's just bad space planning.

The skinny: This condo's currently being rented for $4,500 a month, and the lease ends in mid-September. Monthly HOA dues are $1,165 and covers all utilities, 24-hour doorman, insurance, and maintenance. There's 1-car parking in the garage.

Presidio Heights Mansion Sells at 1/3 Off: It shouldn't be taken as any...
It shouldn't be taken as any kind of "market indicator." More like an owner who knows when to fold 'em: The Presidio Heights house beer baron Adolph Coors built for his daughter Lulu in 1910 closed escrow yesterday for $10M. Which would seem a handsome sum except that is was listed for $15M in November, 2011. Still, a nice bit of change for this stolid bit of San Francisco social history in need of some updating. And good news for the city's coffers. The owners were "only" paying around 26K in property taxes– new owners will be shelling out over a 100K a year. [Curbed SF/Redfin]

Real Estate Sold: Fancy Presidio Heights Condo Gets Asking
Earlier this month we pitted two fancypants condos against each other. The first was 325 Locust, a 3-bed, 2-bath, 1,950 square foot condo in Presidio Heights that was asking $1,595,000. It went up against a slightly more expensive Lower Pacific Heights condo on Pine. 325 Locust won with more than half the vote: 53.3%. It should come as no surprise then that 325 Locust sold yesterday for asking, without hanging out on the market for even a month. Congrats to the lucky seller and buyer and please invite us to the housewarming party!

Real Estate Almost Sold: Pacific Heights: Handsome Victorian Takes $650K Off the Top, Maybe, Almost
Whew, that was fast. Maybe. Paneled, beamed, and wainscoted, 2500 Broadway, the 6-bed, 5-bath house at the corner of Pierce and Broadway went "pending" after a day on the MLS. Which isn't technically correct. It had been originally listed at $9,500,000 on September 16, briefly price-chopped and then de-listed on December 21 (presumably a holiday break) before reappearing on January 16, 2012, then de-listed on January 30, and re-listed January 31 as pending at $8,850,000. Makes one's head spin. But then, so do the grand c.1890s interiors and great views, wrapped up in a wood house designed and painted to look "half-timbered," a picturesque Victorian motif we don't often see in San Francisco. At some point in its past the house acquired an elevator and a garage was converted to a sound studio, plus there's another 2-car garage under a terrace on Pierce Street.

Painstakingly cared for, the home is true to its mid century beginnings. The cabinetry throughout the kitchen and baths was there from day one and is ready for its new owner to embrace or subtly move toward a newer sensibility.That's a stretch, but the house did manage to avoid being updated over the past fifty-odd years, so at least you won't have to tear out someone's else's 80's French Provincial kitchen.
The light fixtures are sweetly nostalgic, even if they lack the pedigree of this previously-covered time capsule in Nob Hill. Which sold under asking. On The Market: Presidio Heights: Marketing Gets Vertiginous, $8.9M
Once upon a time, real estate listings appeared in the Sunday editions of newspapers. How quaint! Now it's all online, and while realtors have tried video productions, they've been fairly grim productions, sometimes just re-purposed lo-res slide shows with bad, bad music. Where once there may have been an aerial view- an expensive proposition involving a plane unless it's clipped from Google- now we have aerial videos as openers shot from an electric helicopter. Distant cousins to the drones used over Afganistan, the go-to helicopter videographer in San Francisco is Devin Hedrick of Hover Effect, using a lithium battery-powered craft small enough to take off from a patio (above) and cruise around the neighborhood, in the video clip:
