[NYT Business Day Live] Luxury Real Estate As Art?

I enjoyed the interview of James B. Stewart and Alexei Barrionuevo by Louise Story (best last name a reporter could ever have), on the topic of luxury real estate in the New York Times Business Day Live video series. Mr. Stewart (author of Den of Thieves – one of my favorite books of all time) penned “The Market for Real Estate Masterpiecesexploring the idea of high end real estate as art based on Alexei’s high end housing market coverage of the past year, including the $100M listing (including the upset interior designer), the $88M sale and the >$90M contract among others.

Here was my take on the “Art as Real Estate” angle in Mr. Stewart’s column:

“When people refer to their real estate as art, they’re really trying to say it’s unique, that it can’t be replicated.”

He said he’s seen the phenomenon not just in New York, but also Miami, London, Los Angeles and other markets where investors “are looking for safety in a world of turmoil and uncertainty.”

But, he said, “they’re confusing price with art. You’d think that titans of industry would be very individualistic about their acquisitions, but at the very top, there’s a herd mentality. You get one or two very large transactions that grab headlines and then it’s like a light switch goes off. In New York, this happened in the second half of 2010, and since then it’s been very intense. The size of what’s happening is unprecedented. How long can this go on? You see this kind of behavior and you have to wonder.”

The skinny: First listed on May 31st, the home went into contract in less than two weeks. We're not entirely sure why it didn't at least get its asking price, as homes in this neighborhood are going for hundreds of thousands of dollars over asking. According to one agent, the garage is "at the rear of the property and is accessible through an easement in the middle of the block. Probably too far away from the house to make it practical to use for everyday parking." Parking. It's always about parking.

The neo-Tudor brick and stone home was built in 1927 by Willis Polk & Company, the successor firm to architect Willis Polk who died in 1924. This is the second most expensive sale of the year.

On the Market: Now's Your Chance to Purchase One of the Very Few Pieces of Celebrity Real Estate in San Francisco

Friday, July 20, 2012, by Sally Kuchar We gave you the heads up on Wednesday that Tales of the City author Armistead Maupin and his husband Christopher Turner would be putting their home on the market this week, and here it is in all its glory. The couple is moving to Santa Fe. The 3-bed, 2-bath, 1,606 square foot shingled Craftsman/Edwardian-style abode was built in 1906. Mr. Maupin picked it up in 1993, when he purchased it for $615,000. He's asking $1,198,000. The Parnassus Heights location is perched high atop San Francisco, so the home has views galore of downtown, Marin, and the Bay. It was in this home that Maupin wrote three New York Times bestselling novels. Maupin's most autobiographical novel, The Night Listener, published in 2000, is largely set at 27 Belmont Avenue, as described in this excerpt:
Out of habit I approached the house from the sidewalk across the street, where I could see it in context: three narrow stories noticed into the wooden slope. Its new cedar shingles were still too pallid for its dark green trim, but another season or two of rain would turn them into tarnished silver. I'd be eagerly awaiting that. I'd wanted the place to look ancestral, as if we had lived there forever.

Before you freak out, realize that this is a unit in the St. Regis, where amenities include in-room dining, pool, gym, Remede Spa, concierge services, butler services, and unlimited valet parking. We should point out that you just get access to some of the fancier amenities. Using the gym is free, having a spa day at Remede is not. There's 1-car parking in the garage if you want to shell out an additional $225 each month.

[Interview] Jonathan D. Miller, Miller Ryan LLC, Author, Emerging Trends in Real Estate

I got to interview my namesake, Jonathan Miller who is the longtime author of the seminal publication Emerging Trends in Real Estate, the Urban Land Institute’s (ULI) annual commercial real estate industry forecast and speaks extensively on suburban and urban issues.

Our real estate lives have intersected for years.  For example, I would get complimented for a presentation at the Waldorf Hotel (although he gave the speech) while he would get inquiries about the NYC co-op condo market (which I track).

He is the co-founder of Miller Ryan LLC, a firm that provides strategic marketing communications counsel to the financial services and real estate industries.  He also writes over at GlobeSt.com on his Trend Czar blog.

Real Estate Sold: Three Top Residential Sales For the Past Week

There were 87 closings this past week. Here are the three most expensive. Two of them, both Pacific Heights— a co-op and a condo— sold for under asking after languishing on the market. Is this a trend?

Location: 1940 Broadway, No.6, Pacific Heights
The Story: One of those vast, full-floor co-ops that some people dream about, with incredible views, this sold seven months after listing for $200,000 less than the owners paid in March, 2011 and a whopping $911,000 less than the previous owner paid in March, 2008. March is the cruelest month. Probably unrenovated since the '50s, this looks like a succession of rich-people holds and we seriously doubt anyone's lived there since 2007.

Location: 1340 Cole Street, Parnassus/Cole Valley
The Story: This "sophisticated" if somewhat bland Edwardian house in the "heart of Cole Valley" went for $10K over asking. Great bathrooms, however. There may have been a bidding war— or skirmish— over the move-in ready house, which closed in under six weeks. Well done!

Location: 2635 Buchanan Street, Pacific Heights
The Story: In a 2-unit Edwardian building, this big classic flat with a garden sold within about six weeks, but it had been on the market for six months back in 2011. The sellers paid $1,780,000 for the condo in 2007, and this time around they had to pay the agent's fee and transfer taxes.

Home highlights include a library alcove and large rear garden. There's also a one bedroom inlaw on the lower level.

Real Estate Sold: Condos at The Washington Are Quickly Selling

394737_10_0.jpgIt looks like at least four condos at The Washington (which is currently on our Where To Buy Now map) have sold since landing on the market in late March. The 26-unit building in Pacific Heights is brand new steel-frame construction. All received asking.

Unit #403 is a 1-bed, 1-bath, 830 square foot condo with monthly HOA dues of $410. It sold in late March for $779,000.

Unit #601 is a 2-bed, 2-bath, 923 square foot condo with monthly HOA dues of $429. It sold for $1,014,300.

Unit #701 is a 2-bed, 2-bath, 923 square foot condo with monthly HOA dues of $429. It sold for $1,053,500.

Unit #702 is a 2-bed, 2-bath, 985 square foot unit with monthly HOA dues o $442. It sold for $1,122,100.

We'd like to point out that all but one of these units is clocking in at over $1,000 per square foot. (Unit #403 is $931 per square.)
