The penthouse at 845 Montgomery in the FiDi has been on and off the market since September of 2010 when it was asking $3,150,000. The owners had purchased the 2-bed, 2.5-bath, 2,000 square foot condo in 2008 for $2,633,000, and then sunk a bunch of dough into it to make it snazzy. Unfortunately it wasn't snazzy enough, because no offers were received. It was eventually PriceChopped to $2,650,000. We're happy to report that the penthouse has sold for $2,656,000. It's also located directly across from Huntington Park and is on one of the most desirable blocks of Nob Hill, meaning it's a prime piece of real estate pedigree. High atop the building is penthouse B, a lavish 2-bed, 2-bath condo that "underwent an impeccable" rebuild in 2010. It's now on the market for $6,000,000. That's right, folks. A two bedroom for six million bucks. We should also point out that the penthouse is 2,000 square feet, which means that this pad is asking $3,000 per square. We haven't seen a number that high in…probably ever. We did the math for the St. Regis penthouse that sold late last year for $28M, and it's hovering in the $1,400 per square foot range. So yeah, this penthouse is double the price per square foot. Are you still sitting down? Monthly HOA dues are $5,132. All that said, we can't find fault with the interiors of this place. It's absolute perfect. It's gorgeous. We want to live there. Readers, what do you think? Will this opulent penthouse find a buyer? Oh, we should also point out that the wraparound terrace is accessible from every room.

Oh dear. The penthouse atop 1800 Gough has just taken a significant price chop: $350,000. This 4-bed, 4.5-bath, 5,209-square-foot, two-story penthouse is a prime piece of real estate tail. It's a co-op, so bust out grandma's pearls and put on something nice; the board is not going to approve your application to write them a check for millions of dollars if you don't look the part. The Museum Tower Penthouse, known to most as "the St. Regis Penthouse that once was asking $70 million goddamn dollars," is now bank-owned and totally affordable. Just kidding! But it is the cheapest its ever been at $35 million. As the Wall Street Journal points out, this is "likely the most expensive bank-owned, single-family residential real estate listing in the country." The 6-bed, 6-full bath, 4-half bath penthouse that clocks in somewhere in the 20,000 square foot range is actually built from three separate penthouses over two floors, combined by real estate mogul Victor MacFarlane. No one has ever lived in it. The mega condo is currently in the process of being staged, and will hopefully be shown to potential buyers sometime in September.

The Skinny: There are two serious WTF moments with this listing. First, it's atop a 220-foot tower in the middle of a quaint New England town. Second, the penthouse is asking $14.5M. Yep, that's just a couple mil shy of a full-on, 20,000-square-foot Gilded Age mansion on 4.5 acres next to The Breakers we looked at back in December. This joint isn't even in Newport proper, but miles north in Portsmouth. What the pompously named Carnegie Tower does have going for it are the extensive facilities of the Carnegie Abbey Club, including an 18-hole golf course, tennis courts, swimming pool, and extensive equestrian facilities.
