Top 10: The 10 Most Expensive Residences for Sale in San Francisco

Tuesday, October 8, 2013, by Sally Kuchar

243_photo1.jpgThe most expensive residence for sale in San Francisco still goes to the home of Doug Engmann, former chairman of the Pacific Stock Exchange. His abode at 2724 Pacific in Pacific Heights is still sitting pretty at $30M. There are quite a few new additions to the most expensive housing stock, so we thought it best to show you what's available in pretty map form. Unlike past maps, this time around all the properties are in either Pacific Heights or Presidio Heights. Let's get this party started!

It's time to make up a bunch of awards and hand them out to the most deserving people, places and things in the real estate, architecture and neighborhood universes of San Francisco! Yep, it's time for the Annual Curbed Awards. markandali.jpg[Listed in May for $16.5M, this Pacific Heights abode was purchased by the Pincus clan in July for $16M]

This has been a pretty crazy year for very expensive real estate in San Francisco. Some of the city's most expensive abodes have finally sold after lingering on the market for bazillions of years. That said, some pretty pricey homes were put on the market and then sold quickly. After the jump, a map of some of the most expensive homes that were listed and sold in 2012.

On the Market: Pacific Heights Mansion Lists for $30M, is San Francisco's Second Most Expensive Home for Sale

× Like us and you'll find top breaking news in your Facebook newsfeed. Sign up for our daily email newsletter and get top stories and breaking news delivered to your inbox. Monday, November 26, 2012, by Sally Kuchar Over the Thanksgiving break, the Wall Street Journal got word of a $30M Pacific Heights property hitting the market. Located at 2724 Pacific Avenue, the four-level, 7-bedroom home is currently owned by by Doug Engmann, who is a former chairman of the Pacific Stock Exchange. The 13,500 square foot abode (you read that right) sits on a lot totaling 26,000 square feet, making it one of San Francisco's largest private residential parcels. Engmann purchased the property in 1983 and restored it.

Engmann says he'll miss entertaining at the gigantic manse, which can "easily accommodate 500 guests and a band for a reception or 100 friends at an Easter-egg hunt." Fun fact: the home played host to the 1984 Decorator's Showcase. Property highlights include (everything) a gorgeous solarium that has a koi pond, and a "formal sunken garden that the family used as a volleyball court when their children were young." The carriage house also doubles as a game room and a gazebo.

the_ten_most_expensive_residential_properties_to_come_onto_the_market_in_the_past_seven_days.jpegThis week we're changing up our usual routine of picking a specific neighborhood and listing the ten least expensive properties for sale. This time, we'll be listing the ten most expensive properties to hit the market in the past 7 days. Of the 41 properties to be listed in the past week, the ten most expensive range from $879k to $2.6M, which is less wiggle room than we'd anticipated. Let's get this party started!

403104_1.jpeg10) 2337 16th Avenue, Inner Parkside
Asking price: $879,000
Size: 3-bed, 2-bath, 1,730 square foot single-family home
Price per square foot: $508
The skinny: This is a "handsome Mediterranean home on a prime block." We're seriously digging all the gorgeous architectural details in the living and dining rooms. The backyard's a great size and could be developed into something really marvelous. This property's been on the market 5 days.

403073_0.jpeg9) 382 Texas Street, Potrero Hill
Asking price: $969,000
Size: 3-bed, 1.5-bath, 1,560 square foot single-family home
Price per square foot: $621
The skinny: Located in the heart of the North Slope, this has has views from almost every level. Unfortunately there aren't any interior photos, but the listing tells of a living room with a wood burning fireplace, formal dining room that opens to a large deck, and "good-sized closets." It's been on the market 6 days.

81241525_0.jpeg8) 1561 16th Avenue, Inner Sunset
Asking price: $1,098,000
Size: 3-bed, 2.5-bath, 2,200 square foot single-family home
Price per square foot: $499
The skinny: This 1940s home has been tastefully updated to meet today's modern standards. We're especially loving the spacious deck that has views galore of the Sunset District and Pacific ocean. What we're not loving is that glossy black tiled bathroom with bronze plumbing and wooden cabinets. This home's been on the market 3 days.

403113_2.jpeg7) 247 Lake Street, Lake
Asking price: $1,098,000
Size: 3-bed, 2-bath, unlisted square foot condo
Price per square foot: Unavailable
The skinny: Unfortunately the photos for this property are small and blurry, so we can't tell you too much about the interiors. The listing tells us that there's a "stained glass window & fireplace and original fireplace mantel in the living Rm." The kitchen's been remodeled. It's been on the market 3 days. Monthly HOA dues are $390 and there's no mention of parking.

402920_0.jpeg6) 66 Parker Avenue, Laurel Heights
Asking price: $1,329,000
Size: 3-bed, 2-bath, 2,050 square foot condo
Price per square foot: $648
The skinny: This spacious condo's entirely too obsessed with beige. Beige walls, beige kitchen, beige bathrooms. Beige, beige, beige. That's an easy fix though. This is a full-floor condo. There's 1-car parking in the garage and the HOA dues are to be set by two owners." It's been on the market 5 days.

403065_0.jpeg5) Unit 6A at 2200 Pacific Avenue, Pacific Heights
Asking price: $1,375,000
Size: 2-bed, 2-bath condo with unlisted square footage
Price per square foot: Unavailable
The skinny: There is a rooftop pool, people. A rooftop pool. There aren't any photos of the interior of the condo but there is a rooftop pool. HOA dues are a mind-numbing $1,106 and there's 1-car parking in the garage. It's been on the market 7 days.

403041_0.jpeg4) 375 Pacheco Street, Forest Hill
Asking price: $1,375,000
Size: 3-bed, 1.5-bath, 2,260 square foot single-family home
Price per square foot: $608
The skinny: Situated on a wide and deep lot, this Spanish-style home was originally constructed in 1925 and has retained most of its architectural charm. We're really digging the spacious kitchen, especially the CaesarStone countertops. It's been on the market 1 day.

403088_3.jpeg3) 655 27th Street, Noe Valley
Asking price: $1,729,000
Size: 3-bed, 2.5-bath, single-family home with unlisted square footage
Price per square foot: Unavailable
The skinny: Why, it was just a few hours ago that we told you about this big abode. Head over this way to read our full post on the listing.

403099_3_0.jpeg2) #3 at 3320 California Street, Presidio Heights
Asking price: $1,826,000
Size: 4-bed, 3-bath, 2,583 square foot condo
Price per square foot: $707
The skinny: Highlights: lovely Southern outlooks (especially from the deck), 2-car parking, and a WalkScore of 100. Monthly HOA dues are $585 and it's been on the market 3 days.

403078_0.jpeg1) Unit 30B at 188 Minna Street, Yerba Buena (or SoMa if you're a traditionalist)
Asking price: $2,600,000
Size: 2-bed, 2.5-bath, 1,742 square foot condo
Price per square foot: $1,493
The skinny: This unit at the St. Regis has one of the largest corner living rooms in the entire building, so there's that. Monthly HOA dues are $2,203 and cover every amenity you could possibly need (although most cost extra to use- like the Remede Spa). There's 1-car parking in the garage if you want to shell out an additional $225 per month. It's been on the market 2 days.

Top 5: The Five Least Expensive Properties For Sale in Presidio Heights

× Like us and you'll find top breaking news in your Facebook newsfeed. Sign up for our daily email newsletter and get top stories and breaking news delivered to your inbox. Monday, July 23, 2012, by Sally Kuchar

Screen%20shot%202012-07-23%20at%209.23.09%20AM.pngThis week we're heading to the land of fancy schmancy and extremely expensive. There are currently 14 homes for sale in Presidio Heights; the least expensive is just under $1M and the most expensive is $25M. (That would be the 3800 Washington estate that comes with 3810 Washington and 125 Maple.) Here now, the five least expensive homes for sale in Presidio Heights, one of San Francisco's swankiest neighborhoods. Onwards!

399026_3_0.jpeg5) 3935 Washington Street
Asking price: $4,150,000
Size: 5-bed, 5.5-bath, 4,700-square-feet
Price per square foot: $883
The skinny: This home's been on the market three days. It last sold in 1988 for $1,200,000. One of the obvious advantages to living in Presidio Heights is the neighborhood's close proximity to the Presidio, a 1,500 acre national park that you can frolic in as much as you'd like. Property highlights include two bathrooms in the master suite and a chef's kitchen.

396589_4_C.jpeg4) 3878 Jackson Street
Asking price: $3,895,000
Size: 4-bed, 3.5-bath, 4,609-square-feet
Price per square foot: $845
The skinny: This home has had two stints back on the market since it last sold in 1999 for $2,100,000. It made an appearance in 2008 and 2010, although asking prices at this time are unknown. It reappeared in early May of this year asking $3,999,000, but has since reduced that price by $104,000. It has "expansive & volumes public rooms w/ 12' ceilings." It also had a "major rehab & addition in mid 90s w/ most systems modernized. Few cosmetic changes may be desire to suit current trends."

397709_2.jpeg3) 3561 Sacramento Street
Asking price: $3,595,000
Size: 5-bed, 4.5-bath, 3,218-square-feet
Price per square foot: $1,117
The skinny: This home's been on the market for 46 days. There's a 1-bed, 1-bath pied-à-terre somewhere in the property, and is "perfect for home office, guest apartment or au pair quarters." We're a tad bit confused by the listing, but we're under the impression that this is a free standing residence that's part of a 4-unit condo project. Monthly HOA dues are not listed, there's 1-car parking in the garage.

396080_1_0.jpeg2) 166 Arguello Boulevard
Asking price: $3,050,000
Size: 5-bed, 4.5-bath, unlisted square footage
Price per square foot: Unavailable
The skinny: This unit's been on and off the market since October, 2011. It last sold in 2006 for $2,360,000. It was originally built by the Newsom & Newsom architectural firm. The lower floor has a separate entrance and "possible one bedroom with bath, family room, kitchenette, a spectacular wine cellar and patio leading to a lush landscaped garden." We don't know if that means there's an incredibly swankily inlaw apartment on the lower floor or if it's just bad space planning.

397717_11_2.jpeg1) 3332 Clay Street
Asking price: $985,000
Size: 2-bed, 1.25-bath, 1,430-square-feet
Price per square foot: $689
The skinny: This is a TIC in a 7-unit building. The unit received extensive updates that include a chef's kitchen, bathroom remodel, recessed lighting and more. We think the remodel went a little nuts with the the trendy stuff, but hey, removing that Baroque wallpaper in the kitchen is an easy task. It's been on the market for 46 days.

Top 10: The Ten Least Expensive Properties For Sale in the Tendernob

× Like us and you'll find top breaking news in your Facebook newsfeed. Sign up for our daily email newsletter and get top stories and breaking news delivered to your inbox. Monday, June 25, 2012, by Sally Kuchar

Screen%20shot%202012-06-25%20at%208.51.14%20AM.pngThis week we'll be exploring the top ten cheapest properties currently for sale in the Tendernob. All the homes we're sharing are up for grabs, meaning we didn't include any listing that has a sale that's pending. We're happy to report that every single abode on this list made it into our prestigious Under 500K Club. We'll be showing you properties in the area above (though the realtors officially call this hilly neighborhood 'Downtown'). Let's get this party started!

397894_1_3.jpeg10) 1155 Pine Street, #6
Asking price: $495,000
Size: 1-bed, 1-bath, 682-square-feet
Price per square foot: $726
The skinny: This Edwardian condo has been on the market 12 days. It has classic Victorian details like high ceilings and a bay window in the bedroom. There's also a wood burning fireplace. We should point out that this is the first time we've seen a "quick stroll to the new Trader Joe's/CVS megastore" as a selling point. Construction on the Trader Joe's/CVS space hasn't even begun yet. Monthly HOA dues are $359 and there's 1-car parking nearby if you want to shell out $280 per month.

396028_9_2.jpeg9) 900 Bush Street, #818
Asking price: $480,000
Size: 1-bed, 1-bath, 648-square-feet
Price per square foot: $741
The skinny: First listed in April for $499,000, this unit took a price chop earlier this month. It's a top floor condo. Unit highlights include a walkout balcony and "good finishes." Building amenities include 24-hour security, fitness center, pool, and spacious garden area. Monthly HOA dues are $742 and there's 1-car parking in the garage.

398186_3_0.jpeg8) 1177 California Street, #702
Asking price: $470,000
Size: 0-bed, 1-bath, 511-square-feet
Price per square foot: $920
The skinny: This is an excellent studio condo that really maximizes the square footage. The current layout provides ample seating for both entertaining and dining, and the sleeping alcove is large enough to fit a ed, two nightstands and a small office area. Our only gripe is the golden bathroom hardware. Building amenities include 24-hour doorman, gym, and indoor spa and pool. Monthly HOA dues are $753 and there's 1-car parking in the garage.

398019_1_1.jpeg7) 81 Frank Norris Street, #602
Asking price: $449,000
Size: 1-bed, 1-bath, 522-square-feet
Price per square foot: $860
The skinny: This is one of many units we'll be showing you at 81 Frank Norris. This unit's got a catch; at least one of the occupants must be 55 years of age or older, but not necessarily the owner of the condo. Monthly HOA dues are $366 and there's no mention of parking.

397948_4_0.jpeg6) 1145 Pine Street, #22
Asking price: $420,000
Size: 1-bed, 1-bath, 600-square-feet
Price per square foot: $700
The skinny: The Edwardian flat features hardwood flooring and a huge walk-in closet. The kitchen needs some serious updating. Monthly HOA dues are $270 (but paid on a quarterly basis) and there's no mention of parking. This unit's been on and off the market since May of 2010.

390424_1_2.jpeg5) 81 Frank Norris Street, #403
Asking price: $362,500
Size: 1-bed, 1-bath, 704-square-feet
Price per square foot: $515
The skinny: Again, this unit's catch is that the occupant must be 55 years of age or older. Monthly HOA dues are $422 and there's no parking.

393742_0.jpeg4) 901 Bush Street, #506
Asking price: $359,000
Size: 0-bed, 1-bath, 341-square-feet
Price per square foot: $1,053
The skinny: This is the last unit remaining in a building that was converted to condos in 2008. This condo's sleek. There's CaesarStone countertops and stainless steel appliances in the kitchen and designer finishes in the bathroom. Monthly HOA dues are $283 and there's no mention of parking.

386112_4.jpeg3) 900 Bush Street, #111
Asking price: $325,000
Size: 1-bed, 1-bath, 652-square-feet
Price per square foot: $498
The skinny: This unit's a short sale. Listing information tells us that it's "ideal for professionals, singles, couples and retiree's." So don't have children that live with you, basically. Building amenities include 24-hour security, concierge services, heated swimming pool, gym, and outdoor patios. Monthly HOA dues are $694 and there's 1-car parking in the garage.

390424_1_2.jpeg2) 81 Frank Norris Street, #203
Asking price: $319,000
Size: 1-bed, 1-bath, 724-square-feet
Price per square foot: $441
The skinny: Again, you must be 55 years or older to live here. We should also point out that this unit's tenant occupied and it's been on and off the market since early 2010. Monthly HOA dues are $439 and there's no mention of parking.

390424_1_2.jpeg1) 1314 Polk Street, #304
Asking price: $230,000
Size: 1-bed, 1-bath, 632-square-feet
Price per square foot: $383
The skinny: Again, this is Frank Norris Place, so at least one of the occupants must be 55 years of age or older. However, you don't have to meet that requirement to purchase the condo. Monthly HOA dues are $364 and there's no mention of parking.

Screen%20shot%202012-06-04%20at%2012.02.51%20PM.pngToday we'll be zeroing in on properties in Pacific Heights. Per realtor standards, the neighborhood's boundaries are Union and California Streets and Van Ness Avenue and Presidio Avenue/Lyon Street. Without further ado, the top ten least expensive properties currently for sale in Pacific Heights.

397158_0.jpeg10) 1835 Franklin Street, #201
Asking price: $899,000
Size: 2-bed, 2-bath, 1,612-square-feet
Price per square foot: $558
The skinny: This condo's currently being rented for $4,500 a month, and the lease ends in mid-September. The floorplan shows us (you can click the above link to be taken to this condo's photo gallery) that there's ample storage and a large terrace. Monthly HOA dues are $1,165 and covers all utilities, 24-hour doorman, insurance, and maintenance. There's 1-car parking in the garage.

81211208_1_0.jpeg9) 3110 California Street, Unit 3B
Asking price: $890,000
Size: 2-bed, 2-bath, 1,086-square-feet
Price per square foot: $820
The skinny: This unit last sold in late 2007 for $978,000. The building was built in 2004. Monthly HOA dues are $660 and the parking situation is unclear.

393532_4_3.jpeg8) 1856 Franklin Street, #6
Asking price: $849,000
Size: 3-bed, 2-bath, 1,251-square-feet
Price per square foot: 679
The skinny: Be forewarned, this very lovely unit's a TIC, so the buying process is different from a normal property. It's a top floor unit in a 8-unit building. It's also hacked off $100,000 from its asking price. Monthly HOA dues are $276 and there's 1-car tandem parking in the garage. We should note that there's an "additional parking space available."

394344_2.jpeg7) 2801 Jackson Street, #301
Asking price: $799,000
Size: 1-bed, 1-bath, 1,139-square-feet
Price per square foot: $701
The skinny: This top floor condo has a ton of character. We're seriously loving the marble fireplace. We're not loving the common laundry. Monthly HOA dues are $650 and there's 1-car parking.

393530_2_4.jpeg6) 1865 Franklin, #5
Asking price: $799,000
Size: 3-bed, 2-bath, 1,276-square-feet
Price per square foot: $626
The skinny: Another TIC unit at 1856 Franklin. Monthly HOA dues are $280 and there's 1-car tandem parking. Like the above listing, this one speaks of "additional parking space" availability.

396178_0.jpeg5) 2200 Pacific Avenue, Unit 5B
Asking price: $788,000
Size: 1-bed, 1.5-bath, unlisted square footage
Price per square foot: Unavailable
The skinny: This unit's in a building with an amenity we're quite fond of; a rooftop pool. There's also a doorman. The unfortunate: coin operated laundry facility. Monthly HOA dues are $938 and there's 1-car parking in the garage.

397380_3_0.jpeg4) 2106 Jackson Street, #1
Asking price: $749,000
Size: 1-bed, 1-bath, 1,062-square-feet
Price per square foot: $705
The skinny: This is easily the most fancy one condo to make it on to today's list. We're talking beamed ceiling, ornate mouldings, marble countertops in the kitchen, and a very sexy black bedroom. We should also point out that there's a deeded storage space that's currently floor-to-ceiling wine racks. The only "what, huh?" is that the elevator is located in the kitchen. Monthly HOA dues are $836 and thee's 1-car parking.

397457_0.jpeg3) 2051 Scott Street, #101
Asking price: $499,000
Size: 1-bed, 1-bath, unlisted square footage
Price per square foot: Unavailable
The skinny: This ground floor condo is the first on the list to make it into our prestigious Under 500K Club. The condo's recently underwent a little bit of work; the hardwood floors have been refinished and the every wall has been painted. It's 1 block from Alta Plaza Park. Monthly HOA dues are $300 and there's no mention of parking.

397343_10_0.jpeg2) 2040 Franklin Street, #506
Asking price: $395,000
Size: studio, 1-bath, unlisted square footage
Price per square foot: Unavailable
The skinny: This is the first studio to make an appearance on this list. There's a significantly large private terrace with views of Russian Hill. Monthly HOA dues are $535 and there's 1-car parking in the garage.

397174_0.jpeg1) 1963 Clay Street, unit A
Asking price: $359,700
Size: Studio, 1-bath, 497-square-feet
Price per square foot: $724
The skinny: This unit was foreclosed on and bank-owned in April. It's got a private entry "to the left of the garage leads into the vestibule, which leads to the lovely landscaped rear yard and unit A front door." Monthly HOA dues are $167 and there's no mention of parking.

Top 10: Top Ten Least Expensive Properties For Sale in the FiDi

× Like us and you'll find top breaking news in your Facebook newsfeed. Sign up for our daily email newsletter and get top stories and breaking news delivered to your inbox. Wednesday, May 2, 2012, by Sally Kuchar

Screen%20shot%202012-05-02%20at%2011.38.25%20AM.pngThis week we'll be exploring life downtown - specifically the Financial District. We combed through the listings to find the ten least expensive properties for sale in the FiDi. We should point out that while the first half of the list (10 - 5) is mighty pricey, it gets cheaper towards the end, and the least expensive of all is actually the newest member of our Under 500K Club. As always, we didn't include any property that has a sale that's pending. As you can see above, FiDi's boundaries (according to the realtors) are Stockton to the Embarcadero and Market to Broadway. Have a neighborhood you'd like us to highlight? Send it to the tipline or leave a comment after the jump. Let's get this party started!

396038_0.jpeg10) #2303 at 611 Washington Street
Asking price: $1,625,000
Size: 1-bed, 1.5-bath, 1,547-square-feet
Price per square foot: $1,050
The skinny: Monthly HOA dues are a staggering $1,928. From the listing we learn that "a permit to merge this unit with the adjacent one (#2304) has been obtained for the discerning buyer who is willing to do some work to get a spectacular and over 3,000-square-foot unit for a combined price of $3,975,000." [Ed. note: You can see that listing here. It's listed for $2,350,000.] Building amenities include doorman, pool and gym. 1-car valet parking is available for an additional $240 per month.

396195_2_0.jpeg9) #3706 at 333 Bush Street
Asking price: $1,600,000
