We featured this property on our weekly Open House Report, but unfortunately that wasn't enough to entice a buyer. And just as we thought, it's back, gloriously restored. Actually, it's been on the market for almost 5 months and just got $149,000 shaved off yesterday. Despite some uncertainty as to which parent it resembles more- a brass band or a train wreck- the agent only took the saxophone/musical analogies/puns as far as "handsomely re-tuned." We had a look at it back in 2010 when the agent at the time gave a frank assessment (it had suffered some serious water damage) then possibly a foreclosure, and was finally sold in May, 2011 for $560,000. The 3-bed, 3.5-bath Post-Modern retains most of its signature elements- gilded spiral staircases, glass block, brass railings- along with that swoopy fireplace. 2901 Broadway on Billionaire's Row landed on the market in 2006 with a mind-numbing asking price of $55,000,000. Not a typo, readers. Fifty five million bucks. While the 7-bed, 7.5-bath "Italian Renaissance" manse has highlights like a decrepit outdoor tennis court and a "Curio Room" that used to house the original owner's "extension oological collection," it'd be silly to assume that a buyer would swoop in right away and make an offer, especially since there are plenty of rumors going around that the home is in dire need of repairs. No, the buyer pool for these types of prestigious abodes is quite limited, so it was no surprise that the manse sat the market for quite some time, resulting in several severe price cuts. We should also mention that 2901 Broadway is currently the second most expensive home for sale in San Francisco; it's only $500,000 less than 2845 Broadway, which is currently under construction. There's no denying that 2701 Broadway on Billionaire's Row is one of San Francisco's most opulent, expensive and talked about properties. The Museum Tower Penthouse, known to most as "the St. Regis Penthouse that once was asking $70 million goddamn dollars," is now bank-owned and totally affordable. Just kidding! But it is the cheapest its ever been at $35 million. As the Wall Street Journal points out, this is "likely the most expensive bank-owned, single-family residential real estate listing in the country." The 6-bed, 6-full bath, 4-half bath penthouse that clocks in somewhere in the 20,000 square foot range is actually built from three separate penthouses over two floors, combined by real estate mogul Victor MacFarlane. No one has ever lived in it. The mega condo is currently in the process of being staged, and will hopefully be shown to potential buyers sometime in September.
