392356_0.jpgEarlier this month we pitted two fancypants condos against each other. The first was 325 Locust, a 3-bed, 2-bath, 1,950 square foot condo in Presidio Heights that was asking $1,595,000. It went up against a slightly more expensive Lower Pacific Heights condo on Pine. 325 Locust won with more than half the vote: 53.3%. It should come as no surprise then that 325 Locust sold yesterday for asking, without hanging out on the market for even a month. Congrats to the lucky seller and buyer and please invite us to the housewarming party!

1-16-12gamoen.jpgTwo abodes. Both built over one hundred years ago. Both are beauties in their own unique way. But which is the better deal? Dear readers, please let us know in the comments and don't forget to cast your vote at the end of the post! Basic stats: 325 Locust is a 3-bed, 2-bath, 1,950 square foot condo in Presidio Heights with an asking price of $1,595,000. 2758 Pine is a 3-bed, 2.5-bath, 2,196 square foot condo in Lower Pacific Heights with an asking price of $1,679,000.

325 Locust Street

Pros: While the building was erected in 1905, this condo's interiors hardly reflect its age. The abode's insides have been updated and glossed over with about one billion gallons of glossy white paint, a literal white canvas for all your decorating dreams. While its listed as a three bedroom, we should note that there's an extra room (complete with closet and window) that's been converted to a home office. The kitchen's very slick and has many, many cabinets to fill. It's monthly HOA dues are a mere $275, which is extremely low. There's also 2-car parking in the garage.

Cons: Obviously not as central as the Lower Pacific Heights listing. Although it's close to the outdoor wonderland known as the Presidio, it's still kind of a bummer that for $1.6M it doesn't even come with a shared backyard. We're also a little sad that its interiors weren't able to hold onto any of its original 1905 charm.

2758 Pine

Pros: This 2-level townhouse on the upper two floors of a 2-unit building is seriously blowing our mind. Its interiors are such a beautiful representation of Victorian architecture, especially the furniture and decoration. The master bath is one of the most beautiful we've ever seen, especially the silver clawfoot tub. Like the listing states, this condo has "many amenities too detailed to mention here." The shared backyard is sweet, and we could see ourselves hosting many BBQs and outdoor summer parties there.

Cons: Monthly HOA dues are a staggering $1,215. At $1,679,000, this is the more expensive abode. But it only has one parking spot, not two like the listing above. The staging of the condo is so good that we're having a difficult time imaging what the place would look like with our own furnishings in it.

That's Rather Hideous: Toile-decked Condo Seeks Your Fancy Attention

It's listed for a mere $2,750,000 and boasts a very pinkies-up location and some killer views of the bay. Of course, we're not crazy about the HOA at a thumbs-down amount of $2,220 per month, and less crazy still about some of the decor. There's an awful lot of carpet, though it looks to be in good shape, and some seriously questionable window treatments. We can't even bring ourselves to talk about the matchy-matchy toile explosion bedroom and bath. We hope that someone will make like Maria in The Sound of Music and make dresses for the children out of those curtains. What are your ideas for the rest of the decor left behind for the lucky buyer? Please, dear readers, think of the children.

paramo1.jpgDowntown Miami condo building Paramount Bay is being given a second chance at life thanks to new owners iStar and ST Residential, which jointly rescued the building from foreclosure and are enacting an epic new sales and marketing scheme with developer Fortune International. It's almost as if the three collectively said, "It ain't over 'til it's over" and then: "Heaven help." Sound familiar? No? Yes? Well, there's a reason to this business of tossing around Lenny Kravitz song titles on this fine Friday afternoon; specifically, the rockstar-turned-interiors guy will handle the design of the 47-story, 340-unit waterfront tower.

Of course, Kravitz (and his firm, Kravitz Design) is no stranger to the area, having designed spaces for the Setai Hotel and The Delano. We're told sales at Paramount Bay will be begin in fall (prices have not yet been confirmed). So what can future residents expect from Kravitz's interior design in their (surely) swank new digs? Per the reps: "The team will deliver a fresh take on their modern, sophisticated and sexy style to the 47-story bay front tower. Residents can expect a look that is reminiscent of Kravitz's own eclectic global lifestyle."

Will rooms have "Black Velveteen," perhaps, or "A New Door?" What about "Silver and Gold" or "Lonely Rainbows" pained on the walls? Please, someone make us stop!

5-4-11666post.jpgWe have a new addition to the Under 500K Club: unit #203 at 666 Post Street, aka Crown Towers. It's a 1-bed, 1-bath unit on the second floor and it's asking $425,000. First, a disclosure: we've been sort of obsessed with the facade of this building for a very long time, so we might be a little biased in our impression of the unit. That said, let's get the "ugh" out of the way. There's a lot of carpet. There is carpet in every room except the kitchen and hopefully the bathroom (not pictured). And it's new carpet, so you're going to feel extra bad when you're ripping it out and replacing it with something else. There's no laundry in the unit. The kitchen's got an odd layout, but we don't think it's gone too far off the deep end. You might want to upgrade the counters and the backsplash, and even the cabinetry if you want to throw some cash around. Monthly HOA dues are $385 and parking isn't included. Please argue amongst yourselves (in the comments) about whether or not 666 Post is located in the Tenderloin, Tendernob, Downtown or Union Square. We're filling it under Tendernob.

Recaps: Million Dollar Listing Recapped, Ep 6: Condo in WeHo

Welcome back to Million Dollar Listing, now on its new night, joining Glee to make America's dumbest night of television. This week Madison struggles to sell in WeHo and the two Joshes deal with foreigners. Josh Williams recaps as usual. Onward!

This episode Josh Altman and his dim-witted assistant Mikey have an urgent Saturday meeting because a potential big commission is in the making. An East Coast family friend, Evan, has contacted Josh A. looking to buy a property in Los Angeles for his client, a mysterious European businessman. Josh A. describes Evan as "a high-end concierge" who basically caters to his wealthy clientele. Evan is flying in for one day to look at "the best properties on the market." Evan is interested in looking at homes in the $10M to $20M range. You can practically see the drool coming out of the side of Josh A.'s mouth as he counts his commission in his tiny head. He goes on to explain to slow-learning Mikey that the Evan in isn't buying the house himself—he's just making the recommendation to the buyer on which house to buy.

Josh A. picks up Evan from the airport and at some point in their 24-hour whirlwind of activity, they make a stop at a nine-bedroom, nine-bath home located at 12300 Mullholland Drive. The home is listed at $12M and includes a two-story guest house, twin mirrored staircases and canyon views. The interior of the home is massive, and per the listing includes parking for 100 cars. Is that even possible? Midway through the showing, Evan has seen enough and tells Josh A. that they should move on.

They bolt from the Mulholland property and go to another listing in the exclusive Beverly park neighborhood. The home located at 72 Beverly Park Drive is uber-slick, featuring 20,000 square feet, 11 bedrooms and 18 bathrooms, a private gym, a guest house, a panic room, and a 12-person Jacuzzi, all on 6.7 acres and listed at $19M. You can tell this house has an interesting story—like it was built by a Qaddafi son or an heir to the Lap Band fortune. Something like that. And in fact it sort of does. Per the Real Estalker, the home was owned by "porn purveyor Norm Zada":

"Although Mister Zada earned a doctorate from UC Berkeley, worked as an adjunct professor of mathematics at institutions of higher learning like Stanford and Columbia, became a champion poker player and a money manager, he chose to make his big bucks and major mark on the world with a seriously smutty magazine called Perfect 10 in which women who have not had any cosmetic surgery are pictured baring their naughty bits and nether parts in all their extremely explicit glory."
