Marina Manse Sells For a Pinch Under Asking: The last time we checked in...
The last time we checked in with 145 Magnolia was back in late January when it plopped back on the market with an asking price of $2,995,000. In 1998 the original structure was demolished and the 5-bed, 4.5-bath, 4-level contemporary Marina manse you see to the right was finished and ready for its close up by 2000. It sold that same year for $2.8M. We're happy to report that while it didn't get asking asking, it did manage to pull in $2,850,000. Congrats to all parties involved! [Redfin/Curbed]

It shouldn't be taken as any kind of "market indicator." More like an owner who knows when to fold 'em: The Presidio Heights house beer baron Adolph Coors built for his daughter Lulu in 1910 closed escrow yesterday for $10M. Which would seem a handsome sum except that is was listed for $15M in November, 2011. Still, a nice bit of change for this stolid bit of San Francisco social history in need of some updating. Real Estate Sold: Zynga Founder Mark Pincus Sells His Cole Valley Home
Listed in September for $2,189,000, 1572 Shrader in Cole Valley is the smaller and less expensive abode that the Pincus clan owns. The property received no offers, so its price was reduced to $1,970,000 a month later. It's a 3-bed, 3-bath, 3-level home that Pincus purchased back in 2005 for a mind-numbing $2,850,000. Shoot forward to today and the home's been sold for $1,890,000, a $960,000 loss.

Real Estate Sold: Nob Hill: Chinese-American Modern Sells at a Discount
This past May we covered 1157 Washington Street, the Modernist urban cottage on the edge of Chinatown, a charming '50s Chinese-American time capsule with great open views of the downtown skyline and the East Bay. The sophisticated little 3-bed, 2-bath house, built in 1954, closed last week for $900,000, $50,000 less than the asking price. It had been "pending" for a while, so presumably there were some contingencies to sort out. No word on whether the classic- and coveted- light fixtures were included, but the house has no parking or outdoor space. Check out the Smithsonian-ready kitchen in the gallery.
