It was in July of this year that one of Noe Valley's Nove townhouses landed on the market asking $1,495,000. The 3-bed, 2.5-bath, 2,190 sq. ft. townhouse in the 9-unit LEED Platinum luxury development is a hot piece of contemporary real estate tail, so it was surprising to learn that it sold late Friday for $1,450,000, or $45,000 under asking. With its sustainability pedigree and location, we assumed it go for well above asking. [Redfin/Curbed SF]

[NYT] Brooklyn Townhouse Boom, From Brown To Gold

The cover story in the New York Times Real Estate section this weekend: Brooklyn’s Gold Rush chronicled the jump in prices over the past year. Marc Santora pens a good piece that begins with 3 examples of properties that sold over list.
I crunched the year over year numbers for the piece.
“Even when the most expensive sales are removed from the calculations, Mr. Miller said, the surge in prices in striking.
“The theory was that when the credit crunch hit, you would see home sizes get smaller,” he said, “and that is not what happened in New York.” Across the city, he added, space is king.
The spiraling prices are being driven, in part, by the lack of supply. Despite the rising demand, no one is building new brownstones. The number of town houses on the market this spring is about the same as it was a year ago.”

…There was an increase in sales in 2010 as purchases took advantage of lower prices compared to peak levels in 2008. Manhattan had a total of 197 sales in 2010, 32.2% more than 149 in 2009 and the same as the number of sales seen in 2001. This accounted for 1.9% of all residential sales including co-ops and condos in 2010. Listing inventory remained essentially unchanged at 397, slipping from 402 in 2009. Since newly constructed townhouses are not readily in demand, no new housing stock has been added to the market keeping supply in check. Days on market—the number of days between the last date the listing price was reduced, if ever, to the contract date—averaged 117 days, down from 142 in 2009. Listing discount—the percent difference between the last list price adjustment, if any, and the contract price— was down sharply to 8% from 15.3% in 2009. As a result of the increase in the number of sales and the stability of listing inventory, the monthly absorption rate—the number of months to sell all activity listings at the current pace of sales— was 24.2 months, down from 32.4 months in 2009…
