After a long weekend and a suggestion from a friend, I thought I’d take a different look at how we got here by measuring the total square footage sold as a market metric. It reveals a somewhat different post-Lehman perspective than would be derived from price. The blue columns represent the total square footage closed during each period that were available immediately following the period. The pink horizontal lines represent average square footage sold per period and were described with a key market attribute during that period…

We featured this property on our weekly Open House Report, but unfortunately that wasn't enough to entice a buyer. The 1-bed, 1-bath, 909-square-foot condo at 733 Front Street in Jackson Square has been on the market since early December, and took a price chop of $50,000 on December 26. By way of Redfin agent David Pemstein we learn that It's a "Very large 1 bedroom and nice bathroom. Very sleek and modern design. Fitness room and roof deck with amazing view of East Bay." Readers, what's the problem? It's a boutique luxury building with 69 condos, and there's a door person during business hours. Monthly HOA dues are $651 and only leased parking is available for an additional $350 per month.

Curbed Comparisons: What 5,000 Square Feet Costs Around the Curbed Universe

Welcome to a variation on Curbed Comparisons, wherein Curbed sees how much cash it takes to get a certain amount of space in the ever-growing list of cities that comprises the Curbed universe.

Last time we set about comparing homes by size, they were all around 500 square feet. This time, we're upping the ante, to 5,000 square feet. This Victorian mansion in Chicago overflows with historic detail, but unfortunately also packs in some questionable renovations. Set on a half-acre lot in the Kenwood neighborhood, the 1873 home has six bedrooms, 4.5 bathrooms, lush gardens, an expansive backyard with treehouse, and a detached garage with two au pair apartments. This Chicago estate came to market in April with an asking price of $3.4M, but after some price chops, it is now listed for $2.95M. Still, the owners purchased in 1999 for just $876K, so they still stand to make a fine profit.

? From Seattle—okay, actually from nearby Bainbridge Island, a quick ferry ride away—comes this 5,000-square-foot manse on Puget Sound. Sited on 1.3 acres, the sprawling home was built in 1992 and, well, sorta looks it, but its not every house that has views of nuclear submarines out the back door. The trouble comes with the antisocial, family unfriendly floorplan, which, according to Zillow, has just one bedroom and two bathrooms. If true, that isn't nearly enough considering the $4.37M price tag.

· Residents of Los Angeles seem to have an undying love for Spanish-style architecture, so it's a bit bewildering that this near-perfect hacienda from 1927 has lingered on the market, unwanted, since February 2009. Back then the price was $6M, but it has since been reduced to $5.6M. The 4,800-square-foot mansion boasts eight bedrooms and five bathrooms, plus a backyard pool surrounded by dense vegetation.

? It's not technically within the Detroit city limits, but this brick mansion in Grosse Pointe is one of the most expensive in the immediate area at $880K. What does that hefty ask buy? A 5,200-square-foot manse built in 1924 by celebrated local architect Robert O. Derrick, including a wood-paneled library, dramatic double-height foyer, four fireplaces, and a carriage house rental that brings in a reported $800 per month.

? Gut renovated in the past five years by an owner who is now, unfortunately, forced to sell in a short sale, this Philadelphia townhouse combines a classic brick facade with contemporary interiors. The 5,100-square-foot house, with five bedrooms, four bathrooms, several fireplaces, and glistening hardwood floors, looks like it should cost over $1M, but it's currently listed for just $699K.

Mullens PR's long list of fancy schmancy clients (we're talking the Asian Art Museum, Burberry, SFMOMA, Vogue, etc) makes us wonder how many top tier peeps have spent time in this beautiful abode. Can you imagine the parties? We're swooning. So anyway, the home. It's a 2-bed, 2-bath condo asking $929,000. We should point out that the home's location is directly across the street from Alamo Square Park, which makes for a great front yard. The condo's been recently renovated and features highlights like 14' ceilings, marble in both the kitchen and the bathroom, and an adorable dining area that overlooks the shared garden. Monthly HOA dues are $300 and there's 2-car (tandem) parking in the garage. It's open from noon to 2pm on Saturday and 2 to 4pm on Sunday.

Ask Curbed SF: What's Up With the Belli Building in Jackson Square?

I was walking down Hotaling place in Jackson Square and noticed renewed construction on the Belli Building. Do you know what will come of it? Will it be more condos?

Looks like work has indeed resumed on the project at 722-728 Montgomery Street, better known as the Belli and Genella Buildings. Originally built in 1851, the buildings are both city historic landmarks and previously operated as a cigar warehouse, theatre, and public bath house (not all at the same time, of course). Famed/infamous SF attorney Melvin Belli bought and restored the properties in 1958, but they fell into major disrepair after he died in 1996. A project was approved back in August 2007 for a 12 residential and 5 commercial condo conversion out of the old office space, but due to some...financial issues with Belli's widow, the property was sold and the project stalled. It wasn't until December 2010 that building permits were finally filed to complete the work. According to the permits, the upper two floors will be converted into the residential units, with commercial space below.

Yesterday we watched with shock and awe as a guy in Hong Kong made 24 separate rooms out of his slick 330-square-foot studio apartment. Now there's Christian Shallert, a Barcelona-based photographer whose entire 258-square-foot apartment (kitchen, bed, bath, and all) can be tucked neatly into cabinetry. With a dash of this and a flash of that, Shallert can turn his empty cube—once a pigeon loft—into a sorta-livable space thanks to the clever design of Barcelona-based architect Barbara Appolloni. Watch the giddy Shallert as he leads a video "tour"—and we use that term loosely—of his home.

Globe Trotting: Jaw-Dropping New Emirates Palace May Reach 2M Square Feet

While the Guggenheim labor controversy has shed recent light on the Emirates city of Abu Dhabi, turns out there's a whole lot of other stuff going on there. Take, for example, the new presidential palace, a $490M project that was awarded to Greek construction firm Consolidated Contractors Company and Abu Dhabi-based architects Ewan Architectural & Engineering Consultancy last year. Homes of the Rich offers the insane-looking rendering, which shows off a main palace (expected to total more than 2M square feet), smaller palaces, villas, and a smattering of other outbuildings and amenities. The compound will sit in good, sweet, ostentatious company beside the Emirates Palace Hotel, which made a name for itself around the holidays by hosting a Christmas tree dripping in $11M worth of jewelry.
