Tomorrow the Planning Commission will hear an informational presentation on the "sister" project to the Infinity Towers. Approved back in 2003, the project is for two residential towers, 350 and 400 feet above an 80-foot podium, at 201 Folsom Street across the street from the Infinity I & II. The original approval motion recognized the potential for design of the project to change before construction and included a condition of approval that the Planning Director approve the final design after an informational hearing at the Planning Commission. The new design reduces the number of parking spots in the podium section, originally included for the neighboring US Post Office sorting facility that's now defunct, so the podium has been redesigned. There will be less dwelling units than originally planned, but more commercial spaces and open space. And oh yeah, the project architect is totally new (from Heller Manus to Arquitectonica). The agenda didn't include the new plans, so we'll fill you in after the hearing tomorrow.

Phantasmagoric universe denizen Philippe Starck is at it again, this time for the German kitchen manufacturer Warendorf. The French designer of just about everything (interiors, juicers, yachts) has just launched Tower Kitchen, a mind-boggling creation that turns conventional notions of what the so-called "heart of the home" should look like on its head. Translation: one 11-square-foot hot tower (containing an oven and microwave), one 11-square-foot cold tower (with a fridge and freezer), one island (with a sink, range, and dining space), and storage space throughout. The towers rotate and there's the option of adding a chalkboard to the backside.

Price: $8,500 per month
The Skinny: The Sierra Towers complex, built in 1965 as the decidedly unsexy Spoon Apartment Building, is now the only tall tower in the Hollywood area, leaving this building with spectacular views of the city and surrounding hills. This one bedroom features floor-to-ceiling glass, a chef's kitchen, and covered terrace. The renters here can count Rachel Zoe, Elton John, Joan Collins, Vincent Gallo, and Cher among their neighbors. Those views and celebrity aura come at a price, a high one, $8,500 per month. Luckily the amenities list is plenty long, with "a concierge, valet parking, pool area, weight and cardio room, spa, and party room."

We have a new addition to the Under 500K Club: unit #203 at 666 Post Street, aka Crown Towers. It's a 1-bed, 1-bath unit on the second floor and it's asking $425,000. First, a disclosure: we've been sort of obsessed with the facade of this building for a very long time, so we might be a little biased in our impression of the unit. That said, let's get the "ugh" out of the way. There's a lot of carpet. There is carpet in every room except the kitchen and hopefully the bathroom (not pictured). And it's new carpet, so you're going to feel extra bad when you're ripping it out and replacing it with something else. There's no laundry in the unit. The kitchen's got an odd layout, but we don't think it's gone too far off the deep end. You might want to upgrade the counters and the backsplash, and even the cabinetry if you want to throw some cash around. Monthly HOA dues are $385 and parking isn't included. Please argue amongst yourselves (in the comments) about whether or not 666 Post is located in the Tenderloin, Tendernob, Downtown or Union Square. We're filling it under Tendernob.

Originally asking $4,500,000, unit #205 in the Royal Towers has finally sold after hanging out on the market for over a year. Sale price? $2,900,000. As we've mentioned before, this is a 1-bedroom, 1.5-bath co-op. Sure, it clocks it at 2,849-square-feet, and yes, interior designer and famous person Ann Getty designed the abode. But $2,900,000 for a one bedroom? Pair that with headache-inducing monthly HOA dues of $4,312.91 and we're ready for our nightly martini, thank you very much. The unit is packed full of fancy like a hexagonal onyx foyer, Jaipur arches and a silver ceiling in the dining room. No word yet on who gets the keep the furniture.

The Skinny: Set on 97 acres, and adjacent to 600 acres of conservation land, this shingle-style construction affects an air of genteel isolation. Completed in 2004, the estate is really two grand houses in one. The three-bedroom main house enjoys voluminous entertaining spaces, with 21-foot ceilings, a lofted billiards room, and sweeping views of Buzzard Bay from a tower turret. The guest house features an additional six bedrooms, an indoor pool, a sauna, an exercise room, and a fully equipped kitchen. Hard to believe the guests might have it better than the owner, considering the next one will have to fork over $10M for the pleasure, but those views might just be enough to compensate.
