[Three Cents Worth NY #188] Manhattan Rent v. Buy v. Location v. Size

It’s time to share my Three Cents Worth on Curbed NY, at the intersection of neighborhood and real estate in the capitol of the world. And I’m simply here to take measurements.

Read today’s 3CW post on Curbed New York:

Since we are in some sort of rent versus buy gray zone right now, I thought I’d create a “gray” matrix showing the market share differences in location and apartment size based on the buy and rental market in Manhattan. This is not a rent versus buy analysis but rather a comparison between two distinctly different markets…

UC Berkeley has an 80-year history of collaboration with the Lawrence Berkeley National Laboratory, and yesterday morning they announced that UC will consolidate their bio-sciences programs on a university-owned bayfront site known as the Richmond Field Station. They'll begin to draft environmental impact reports, and since the lab is a program of the U.S. Department of Energy, start looking for approval from Washington. And while the site is in RIchmond, one of the Bay Area's most troubled communities, the 100-acre site is separated from most of the population by the I-80 freeway. Of course, "jobs" were mentioned, and Berkeleyside has more details on the RIchmond perspective. No word on relocating the other UC programs currently on the site- there are sculpture studios and engineering programs, among others- or the non-U commercial tenants like the EPA and Schlumberger. Also no word on when construction is expected to begin, but the new facility is certain to put Richmond on the global science map.

Showhouses: Kips Bay Decorator Show House Date and Location Revealed!

Screen-shot-2011-02-25-at-8.08.02-AM.jpgRemember how this year's Kips Bay Decorator Show House nearly wrecked the lives of 13,000 needy kids when the original townhouse, at 26 West 76th Street in NYC, sold a few weeks before the event? Of course, organizers later found an alternate location, but let's hope that brouhaha doesn't happen again this year. This year's showhouse will take place at 163 East 63rd Street, a four-story, 10,000-square-foot home with 16 rooms. Designers and landscapers have yet to be announced; the space opens to the public April 28 and, as usual, benefits the Kips Bay Boys & Girls Club. It's also worth noting that NYC will host two major showhouses simultaneously this year; Elle Decor's yet-undisclosed "concept showhouse" will open its doors in May.
