IKEA 2013: What's In It For the Kids?

2012ikeakids11_rect540 The most kid-friendly addition to the PS collection are these new bamboo and steel side tables - plain or with four bowls.

The release of the new IKEA catalog has become a rite of summer. Janel highlighted some of the best ideas from their stylists to try at home and Max described some of his favorite products from the press preview. I'm most interested in what's new for kids.

Compared to past years, there really aren't many new kids products in the 2013 catalog. (Although IKEA does sometimes roll things out during the year that don't make it into the catalog.) The standouts come from the anticipated PS collection.

Above are my picks for the most interesting family and kid products in the 2013 catalog as well as a notable price reduction on the Duktig play kitchen.

I'm writing with a question about the development project in the old gas station lot at Buchanan and Market. I know plans for a huge condo building were approved a couple of years ago, but the lot has sat empty since then, with the exception of some monthly parking and the smog station, supposedly because the owner was having trouble getting financing. Recently, however, the parking has been discontinued, the smog center closed, and Cahill signs placed around the perimeter of the lot. Is construction imminent?

The reader was referring to the Arquitectonica-designed 1960 Market Street, which was approved by the Board of Supes back in 2009. To refresh your memory, the project is a mixed-use building with 115 residential units over ground floor commercial and a garage. Things were delayed through late 2010, when the conditions of approval were revised to include housing the required below market rate units off-site rather than on-site and removing the subterranean part of the parking garage. By July 2011, the existing gas station on the site was demo’d, and early this year they got the permits for the initial excavation and shoring. The permits to actually start were issued March 30, 2012, It looks like construction is indeed imminent.

A curious reader asks:

What is going on with the Grant Building on the corner of 7th St & Market? I recall that a small-time Australian group had plans to convert the building into a hostel with ground floor eating and a nightclub/rooftop bar. I think the group went to Planning Commission for some approvals... maybe a conditional use permit? I'm pretty sure Planning Commission approved this, too. However, this was more than a year ago, and I haven't heard any news about this project. Do you guys know anything?

We did some digging, and it looks like the project is slowly trudging along. Our reader had it correct - the application to convert the building from office use to a 42,000 sqft, 94-room hostel/hotel with a restaurant and nightclub was approved by the Planning Commission back in October 2010. Designed by Bay Area starchitect Newton Tharp in 1905, the building is also on the California and National Registers. However, the proposed project didn't make any major changes to the exterior of the building, so it sailed through the Historic Preservation Commission.

There wasn't much activity for a while, but then in September 2011 the project went back before the HPC when the architects added two new sets of egress stairs on the exterior. Once again, it was approved no problem. But that's the latest activity, and unfortunately no building permits have been filed as of yet. Who knows when construction will actually start. The 1095 Market website is woefully unhelpful. We'll let you know if we hear of any developments.

Ask Curbed SF: What's Up With the Belli Building in Jackson Square?

I was walking down Hotaling place in Jackson Square and noticed renewed construction on the Belli Building. Do you know what will come of it? Will it be more condos?

Looks like work has indeed resumed on the project at 722-728 Montgomery Street, better known as the Belli and Genella Buildings. Originally built in 1851, the buildings are both city historic landmarks and previously operated as a cigar warehouse, theatre, and public bath house (not all at the same time, of course). Famed/infamous SF attorney Melvin Belli bought and restored the properties in 1958, but they fell into major disrepair after he died in 1996. A project was approved back in August 2007 for a 12 residential and 5 commercial condo conversion out of the old office space, but due to some...financial issues with Belli's widow, the property was sold and the project stalled. It wasn't until December 2010 that building permits were finally filed to complete the work. According to the permits, the upper two floors will be converted into the residential units, with commercial space below.

On the Market: Russian Hill Three Bedroom Is Under $1M, Has Low HOA Dues (So What's the Problem?)

Friday, February 3, 2012, by Sally Kuchar We're sure you know that Russian Hill is home to some very pricey and exclusive real estate, so we were quite pleased to find this 3-bed, 1-bath, 1,360 square foot condo relisted today. Asking price? $725,000, or $533 per square foot. The neighborhood average is $715 per square. This unit has actually been on and off the market since October of 2011, and we'd love to hear your thoughts on why this place can't seem to score a buyer. A Redfin agent has visited the abode and the only negative feedback was that the "kitchen could use an update," which we're going to have to agree with. Readers, what do you think? Monthly HOA dues are a very low $191 and there's 1-car leased parking for $300.

What’s it worth? Trulia Estimates Launches in Beta

We recently launched the beta of Trulia Estimates, a new tool that provides an estimate of a home’s worth and helps inform decisions, whether you’re buying, selling, renovating or refinancing. Trulia Estimates, built by an in-house team of experts, is another way we can provide useful information about homes and places across the country. Plus, it’s something our users have requested for some time. It’s no surprise in today’s market conditions that consumers are hungry for more information about home values and for local expert advice.

Trulia Estimates is launching in beta to a test market - the San Francisco Bay Area. The Bay Area is an early adopting, tech savvy group, making it a perfect launching ground for our beta product. And it’s right in our own backyard. The beta launch only includes off market homes in five Bay Area counties (Contra Costa, Marin, San Francisco, Santa Clara and San Mateo), and is an opportunity for us to get feedback, watch user interaction and refine the estimates and experience.

Trulia Estimates starts with a number built from local real estate info, including prices of recently sold similar homes, and collects inputs from locals - agents, buyers and owners - to ultimately improve the estimates in those local areas. Over time, we’ll incorporate more feedback from local experts and develop additional, hyper-local user information.

A Curbed SF reader sent us the photo above, asking:

There has been some minor construction action at 1401 Market St. for the last 2 days.  Seems like they're digging to locate buried pipes/electrical/??? something.  Any ideas if they're finally moving toward constructing Crescent Heights?
Meaning the big condo project designed by Heller Manus Architects planned for this blockfront of Tenth Street between Market and Mission Streets. The folks at Crescent Heights did not respond to our email yesterday, but hey, they're busy. Meanwhile, it's entirely possible the work is related to an upgrade of the parking lot. Or an EIR? The lot, which is recorded at 1411 Market Street, last changed hands in March, 2006 for $25,000,000, is directly across Tenth Street from the new Twitter headquarters. Meanwhile, at Ninth Street, the California State Compensation Insurance Fund shed themselves of their 17-story 1275 Market Street in exchange for $48,000,000. From the Wall Street Journal (from behind a subscription wall):

We wanted to take advantage of the market in San Francisco right now," said Denise Burian, the fund's real-estate manager. "The Twitter deal in midmarket San Francisco has positively [affected] the area
The purchaser is said to be the privately-held TMG Group, presumably seeing the potential in luring start-up or growing tech tenants to the building with the Mid-Market tax breaks.

Real Estate Sold: Guess What's Moving Into 601 Dolores?

Big news: 601 Dolores, the church across the street from Dolores Park, has found itself a buyer. But first, a history. The property, which needed massive seismic retrofitting before it was ready for occupancy, was placed on the market in 2007 with an asking price of $2,100,000. Curbed SF discovered that Siamak Akhavan, the owner of a seismic retrofit engineering company, then purchased the 17,000 square foot property and turned it into a 3-bed multimillion-dollar home. In early 2009 601 Dolores was placed back on the market with a very expensive price tag of $9,950,000. No bites, so it was delisted. In 2010 it showed up again, this time with a reduced asking price of $7,490,000. Now the property's in contract.

Marion Quinones, the Director of Development for Children's Day School confirms it: the buyer of 601 Dolores is Children's Day School. The property's now in contract with an accepted offer of $6,600,000.

The space will be used for the Children's Day School's middle school, plus a large gathering/performance space which it plans to make available to community groups, Quinones said. The school currently has a location at 330 Dolores. 601 Dolores will be the school's second location. Quinones also told us that the building will undergo interior renovations to build classrooms, complete additional seismic strengthening and make the building a legit school. Children's Day School will preserve the exterior and the historic integrity of the property. The school has "very happily worked" with Jensen Architects in the past for renovations to 333 Dolores, and hopes to continue that relationship with the renovations at 601 Dolores.
