There aren't a plethora of abodes for sale, so today we're only showing you the 5 least expensive properties for sale in the Inner Richmond. As always, we won't be including any property that has a sale that's currently pending. Onwards!

Price per square foot: $561
The skinny: The Inner Richmond's price per square foot average is $601, so we're already off to a good start. This is a full-floor condo in a 2-unit building. At 1,407 square feet, it's spacious, and its interiors reflect that. The dining room is huge, the kitchen is huge, etc. There's also a nice and private deck off the back, and it overlooks the shared backyard. Monthly HOA dues are a low $205 and there's 1-car parking in the garage.

Size: 2-bed, 1-bath; 1,218 square feet
Price per square foot: $623
The skinny: Because of its location on California Street, one could argue that this is technically in the Lake District. Whatever, we're throwing it on this list. The listing says this is a "cozy Inner Richmond upper unit," and we're going to have to agree. It's almost too cozy. While we love the separate level for the master suite we don't like that it's unwarranted (same goes for its bathroom) and that the rest of the condo seems cramped. That said, it's an easy fix with less furniture. Monthly HOA dues are $250 and there's 1-car parking in the garage.

Size: 2-bed, 1-bath; 1,310 square feet
Price per square foot: $553
The skinny: This Edwardian condo's been on the market since late 2011 and has already taken quite a few price chops. Motivated seller? You decide. It's a "recently converted top-floor condo with high-end remodeled kitchen and bath done by owner/contractor." Unfortunately the listing photos don't show much, so we'll have to take their word for it. The home's solar powered. Monthly HOA dues are $250 and there's 1-car parking in the garage.

Size: 2-bed, 1-bath; 1,380 square feet
Price per square foot: $518
The skinny: This is a very lovely and light-filled flat in a 2-unit building. We're especially loving the flow of the living room/dining room/kitchen layout. We'll be agreeing with the listing, which says this condo is an "entertainer's dream." Also, adorable backyard. Monthly HOA dues are $250 and there's 1-car parking in the garage.

Development Watch: East Bay: Joy in Richmond as New Lab Location Announced

UC Berkeley has an 80-year history of collaboration with the Lawrence Berkeley National Laboratory, and yesterday morning they announced that UC will consolidate their bio-sciences programs on a university-owned bayfront site known as the Richmond Field Station. They'll begin to draft environmental impact reports, and since the lab is a program of the U.S. Department of Energy, start looking for approval from Washington. And while the site is in RIchmond, one of the Bay Area's most troubled communities, the 100-acre site is separated from most of the population by the I-80 freeway. Of course, "jobs" were mentioned, and Berkeleyside has more details on the RIchmond perspective. No word on relocating the other UC programs currently on the site- there are sculpture studios and engineering programs, among others- or the non-U commercial tenants like the EPA and Schlumberger. Also no word on when construction is expected to begin, but the new facility is certain to put Richmond on the global science map.

Turf Wars: The Richmond: Will Petco Just Roll Over?

2011_07_27_madoc1.jpgPetco's attempt to open an Unleashed by Petco on Geary Street suffered another blow with the Supes' approval yesterday of micro-legislation barring pet supply chain stores from a stretch of the street from 14th to 28th Avenues. They voted 8-3 on the bill, introduced by Eric Mar, specifically to support local mom/pop stores in the area from the low prices and huge selection- plus parking- a store like Petco might offer to consumers. Petco already has a store in the Mission and one on Sloat Boulevard, but the Unleashed locations are typically smaller and do not sell any live animals, specifically fish. Cal's Pet Supply nearby has thirty neighborhood investors who came out strongly against the new store, plus there are four aquarium supply shops nearby. According to a piece in the SF Appeal last month:

…Petco has vowed to do whatever it takes to fight the legislation. "The proposed ordinance exceeds the city's police power," said a lawyer representing the San Diego-based company. "[It] infringes on the project sponsor's equal protection rights and, if enacted, would be invalid under federal and state law.
Mar's legislation did open that stretch of Geary Street to more restaurant use, so if Petco bails entirely, a new dim sum palace would fit quite nicely into the 5,000-square foot space, previously been occupied by a Walgreen's and vacant for two years.

No word yet on a challenge in the courts. For the record, Petco does not sell puppies or kittens, but they are part of the Christian Values Network, from which Apple, Microsoft, and REI, among others, have withdrawn their online stores because of CVN's funding of anti-gay groups like Focus on the Family (Best Buy and The Gap are still in there.) No idea if that figured into the Board of Supervisor's decision yesterday- if it did, let us know in the comments.

It's not Banksy or Shephard Fairey by any means, but about as legal. And far less interesting. A mural doubling as a Lexus advertisement on the side of a commercial building at 8th & Clement was cited by the Planning Department as an illegal, unpermitted mural. One that was apparently intended to last as long as it took for someone to 1. complain and 2. get it cited. Richmond Sf Blog has the story. No mention of fines, but the Planning Department citation calls for the building owner to apply for a permit to remove the sign. Must have been the same people who turned in the vintage Bernal Heights Coke sign. Who knew anyone in Bernal ever went to Clement Street? It's so far. On the flip side, we may see more of these quickies as building owners try to increase their ROI one step ahead of neighborhood watchdogs.
