Huge San Fran news: the Hellman Mansion has sold for $12.75M. Designed by Julius Kraft and built in 1902, the eight-bedroom Neoclassical pile first appeared on the market for $20M in Sept. 2011, but suffered many a ruthless PriceChop, and just last year hosted the 35th annual San Francisco Decorator Showcase. Sold Stuff: Family Guy Producer Buys in the Pennsylvania Countryside
Kara Vallow—producer of Family Guy and American Dad—has bought a 54-acre estate in bucolic New Hope, Pa. According to Curbed Philly, Vallow has once been characterized as a "snarky female from Philadelphia," but even Peter Griffin would be at a loss for snarky words about Twin Creeks Farm: there's a stone main house with pine floors, beamed ceilings, and stone fireplaces, as well as a detached barn, a carriage house, and a pool with waterfall. Plus, the landscaping includes everything you'd ever want from a home in Bucks County: stone walls, gardens, ponds, patios, the feeling of charm, the twinge of yesterday, a hint of yore, and so on. The property was most recently listed for $2.599M.

Sold Stuff: We're happy to report that Russian...
We're happy to report that Russian Hill's glassy penthouse at 2739 Larkin Street has nailed down yet another sale. This will be the third owner since 2010. It first appeared on the market in October of 2010 with an asking price of $1,995,000. It sold later that month for $2,650,000 after a bidding war. Back again in April of 2011, this time asking $2,695,000. It sold for $2,725,000 in May. Less than six months later it was back on the market asking $2,895,000. Buyers, however, were tired of the constant price increase, so it sold today for $2,600,000. We sincerely hope to not see it back on the market for a few years. Enjoy the place, it's lovely.
