It's time to make up a bunch of awards and hand them out to the most deserving people, places and things in the real estate, architecture and neighborhood universes of San Francisco! This has been a pretty crazy year for very expensive real estate in San Francisco. Some of the city's most expensive abodes have finally sold after lingering on the market for bazillions of years. That said, some pretty pricey homes were put on the market and then sold quickly. After the jump, a map of some of the most expensive homes that were listed and sold in 2012.

THE INTERNET— After two weeks of nominations and voting, Apartment Therapy has announced the winners of it's 2012 Homie Awards, aimed at recognizing the best home blogs of the year. The winner in the home design category is Bower Power, a blog that follows an Atlanta couple's design challenges and solutions. Click over to AT for the rest of the winners. [Apartment Therapy]

THE INTERNET— The nonsensically-named new real estate site Qazzoo is currently in beta testing and is set to hit the web on April 1st. While the name might sound like an April Fool's joke, the site is very real and aims to connect brokers with potential clients, rather than buyers with particular properties. [CurbedWire Inbox]

THE INTERNET— In still more internet news, HGTV has just launched a new site, HGTVGardens.com, with gardening tips for seasoned green thumbs and newbies alike. Just in time for spring, the TV channel-turned-home media behemoth unveiled the new product at the ever-trendy SXSW festival. [CurbedWire Inbox]

In the course of sifting through thousands of listings each year in search of the gems, one can't help but happen upon some architectural oddities. They're all odd, but not necessarily pejoratively, particularly when a noted architect is involved. When Frank Gehry first started working his whimsical designs into the Southern California landscape, his neighbors were up in arms, but once people came around to his brand of architecture, they began commissioning massive homes like this, the Schnabel House, listed for $13M. Its companions on the top 10 weirdest homes of the year don't have this A-list name to fall back on, but they're still worth a look. Click through the gallery above for more.

Curbed Awards 2011: Feuds: the Five Worst Landlord-Tenant Stories of the Year

The continuing economic crunch this year, combined with the usual craziness of at least a small percentage of the 300M people packed into our fifty states, has produced some spectacularly crazy tales of landlord-tenant grievances. We hesitate to call these "favorites", considering some are horrific acts of violence or instances of unadulterated racism, but they're certainly the most noteworthy. Plus, an old letter to Andy Warhol surfaced to add a little historical perspective. Kicking it off is an innocuous-looking London mansion that just so happened to be owned by a son of the late Libyan dictator Muammar Qaddafi. Back when Colonel Qaddafi was alive and abusing his people, his son Saif had the house on the market for $15,792 a week. It didn't take long for anti-Qaddafi protesters to bust down the door and start squatting in the place. Click through the gallery above for the run-down.

Curbed Awards: Best Game Of Development Chicken, 2011 Award: Larry Ellison and the ACEA

Remember the winter of 2010? San Francisco went all out for the 34th America's Cup race, a thrilling Christmastime marathon of bidding, counter-bidding, dark horses (Valencia, Spain) and at least one red herring (Newport, RI) that resulted in a deal exchanging 75 years of development rights for infrastructure improvements offset by rent credits. The race is predicted to bring in lots of money (tourists and jobs,) a private group has agreed to defray the city's estimated $32,000,000 in expenses (fire, police OT, etc.) and the development rights to Piers 30/32, 26 and 28 have been sold for $55,000,000 worth of investment by the America's Cup Event Authority, the organization controlled by Larry Ellison, the man who brought the Cup back to America. Now, we love Larry Ellison- and we're excited there's going to be a race here. He employs a lot of very smart people, and there's a reason why he's one of the world's richest people. So even if no one shows up for the race in 2013- the America's Cup World Series races so far have been a yawn- this has got to be one of the best real estate deals since 1867 when we bought Alaska from Tsar Alexander II.

Included in the deal is the deed to Seawall Lot 330, a choice bit of real estate, currently a parking lot just south of the Bay Bridge and once planned by Ports to be part of a cruise terminal complex. Revisions to the agreement outlined in this March, 2011 report by the Budget Office (.pdf) include additional options for development rights to Piers 19, 23, 27, 29 and 80. If transferring title to Seawall Lot 330 fails- it requires legislative approval- the ACEA will lease it and Ports will forgo their 1% participation deal in the future sale of condos built there.

In a recent development, Mayor Lee and the ACEA agreed to shift marina development rights further south to Mission Bay from Rincon Park. It's unlikely the ACEA would have been able to get a dredging permit for their planned mega-yacht berth there- the investment that would have triggered the marina development rights- and Mission Bay needs all the help it can get. Plus a marina makes more sense where thousands more people are expected to work and live over the coming decade. As for those decades, the ACEA, Larry Ellison, and their assignees or heirs, are in until something like 2079.

Curbed Awards: Best RenderPorn Award, 2011: Snøhetta and SFMOMA

SFMOMA's expansion plans quite simply knocked our socks off here at Curbed SF. To paraphrase the museum's director Neal Benezra, if you're interested in the art of the 20th century, you're going to have to visit San Francisco in 2016. Kudos to the late Donald Fisher and his family for putting their collection in such capable hands in an urban, transit-friendly neighborhood- and not in the Presidio- and to Snøhetta for coming up with this glorious, hovering concrete container for it all.

Inside, while some have bemoaned the planned demolition of Mario Botta's "iconic" staircase (someone's got to bemoan something) we don't agree- while we love a monumental staircase as much as the next fella, the glitzy execution of Botta's lobby never seemed appropriate for a museum, and the new plan's multiple entrances, streetscapes and terraces will create a different experience, moving away from the "museum as temple" concept that dates back in this country to New York's c.1902 Metropolitan Museum. Click on the gallery above, check out the video. And not to worry: while all this brilliance is expected to cost somewhere upwards of half a billion dollars, fundraising is very close to the goal.

A big congrats are due to Chicago architect Jeanne Gang: she is officially one of the world's 22 notable geniuses, according to the MacArthur Foundation, which just awarded her one of its $500K fellowship grants. Best known for designing the city's 82-story Aqua Tower (the tallest building in the world designed by a woman and one with "an unusual optical poetry"), Smarty McSmartypants Gang "is setting a new industry standard through her effective synthesis of conventional materials, striking composition, and ecologically sustainable technology," according to her MacArthur bio. Awards: Marijuana Dispensary Wins AIA SF Award, Gets High to Celebrate

We've been fascinated with the "vaguely bong-shaped lights" and "cascading grid of steel and glass patterned loosely on marijuana’s DNA" that contribute to the palliative atmosphere of the San Francisco Patient and Resource Center, or SPARC, since it was featured on T Magazine's The Moment blog and subsequently awarded an international design award by the International Interior Design Association. Now, all the buzz comes to a head: SPARC has just won the big, fat, blunt of the design-awards world: accolades from the American Institute of Architects. The space, designed by Sands Studio, was one of this year's AIA SF winners.

Curbed Awards: Curbed Awards 2010 Interiors/Decorating: The Designers!

The Kelly Wearstler Maximalism Award
Awarded annually to designer Kelly Wearstler. When the femme fatale put her Beverly Hills., Calif., estate on the market for $46M in late October, the three photos we published incited fury from readers. "A gross and crass display of wealth—everyone involved should be ashamed," wrote one amid a list of 39 comments, many with four-letter words. "She uses color and paint as if it's a child decorating or painting," chimed in another, adding, "She uses too many objects, and makes the rooms look tacky and smaller than they actually are." Yep, we're with ya: Top Design judge or not, it's just too much.

The Rus in Urbe Award
Awarded annually to the designer whose home fits this description. That would be Thom Filicia, no contest, who happened to put his NYC apartment (above) on the market for $1.7M this year. A small price to pay for what was once described in Elle Decor as a place where "the boxy modernism has become a bit of rus in urbe, roughened up with earthy textures and anchored with history."

The Jennifer Lopez Award
Awarded annually to the designer who speaks on behalf of Jennifer Lopez. In the January/February issue of Veranda, that responsibility fell on the shoulders of designer Michelle Workman, who dressed JLo's home in Hidden Hills, Calif. The neutral-toned space was inspired by '40s films and by JLo's propensity for "modern and streamlined" interiors. Keep that client, Mich!

The Ian Schrager Award for Interiors Excellence
Awarded annually to a designer that does the best job of dressing a space within an Ian Schrager residential building. That would be Scott Guthrie, an NYC designer who decorated a 2,700-square-foot two-bedroom apartment (above) within Schrager's glassy 40 Bond luxury building in NYC. Details such as a Edward Wormley sofa, a Warhol, and feminine peach blossom-patterned wallpaper provide just the setting for clients who host 100-person parties before the opera. Where can we RSVP?

The Most Lavish Restaurant Award
That would be Alain Ducasse's restaurant at the Hôtel Plaza Athénée, in Paris (above), where designer Patrick Jouin abandons his usual modernist work for Kartell and Alessi in favor of "a technical feat, inspired by the swirls of the Baroque period that decorate the capitals in the restaurant." Oh, and they serve food here, too.

The Best Reno/Resto of a Hotel Suite Award
Designer Alexandra Champalimaud took the penthouse at The Fairmont Hotel San Francisco under her wing, imbuing the 1920s space that has played host to Prince Charles, former Soviet leader Mikhail Gorbachev, Mick Jagger, Elton John, Tony Bennett, and JFK with a totally fresh personality. The "east meets west" interiors include rooms with furnishings brought in anew (the dining room, above) and others that have been lightly brushed. The billiards room with floor-to-ceiling Persian tiles remains intact.

The Office Space Award
The new HQ of software firm 37signals in Chicago (above) was designed by architecture firm Brininstool, Kerwin and Lynch, who sought to give the office of 9 people every creature comfort imaginable, including acoustical wall tiles; a 37-seat theater for workshops; and three "phone rooms" for private calls. How's that cubicle doing?

The Martha Stewart Ubiquity Award
Awarded annually to magazine publisher, talkshow host, and author Martha Stewart, for being everywhere, all the time, often while holding a plate of cream puffs and/or staring at this or that ceiling.

Stewart has tippled with Oprah, Brandon Fraser, and Jimmy Fallon. She has been enthroned in the Barneys holiday windows in NYC. One Sunday, she strapped on a magic backpack and paid The Simpsons a visit, refreshing their modest Springfield house with Christmas decorations. She has hosted sleepovers while wearing Manolos and holiday parties where she's managed to craft with celebs such as Jennifer Garner and Claire Danes. She has even moonlighted as her 10-year-old self in cartoon form for a Hallmark Channel Christmas special. All while branding home accessories and furniture with her name, of course.

The Philanthropy of Tabletop/Tabletop of Philanthropy Award
Before Food Network host Sandra Lee displayed prowess in matching her outfits to her (respectively) Halloween, Thanksgiving, and Christmas decor, she announced that she would be auctioning off 13 tablescapes from Semi-Homemade Cooking (above) to hunger-focused children's charity Share Our Strength. A powerful move by a powerful woman. Luckily, the kids will receive neither the semi-homemade food nor the tablescapes themselves.

The Shelter Journalism of Twitter Award
Kanye-decorCurbed-Awards.jpgDespite what appears to be a real-life propensity for modern architecture and interior design, Kanye West exhibits an entirely different personality online. In the first five months of his Twitter account existence, the hip-hop megastar referenced sofas, chairs, and credenzas; fur pillows, drinking glasses, and Persian rugs; baroque and mod aesthetic styles; and Versace and YSL home goods. We hear the freelance market for shelter mag features is drying up, but c'mon, it's not like Kanye needs the cash.

The Talkshow Gaffe of the Year Award
When we published a handful of early-word Tweets about The Nate Berkus show back in September, just a week or so after the talkshow launched, Curbed National commenter moochi opined, "one of the worst TV shows i have ever seen. bring back anything but him." The next day, the adorable Jenny from My Favorite and My Best blog lashed out against Berkus after the talkshow host invited a bunch of design bloggers to a taping and never acknowledged their presence (nor, really, design). MFAMB penned a hilarious video entitled "Berkus, Why'd You Jerk Us?"—lyrics include "We made a special day for you/Are you sniffing fabric glue?" A month later, ratings for Berkus's show had fallen below Swift Justice With Nancy Grace. Not exactly the success one would expect from someone with an Oprah pedigree.

The Most Sophisticated Movie Decor Award
CurbedAwards6a00d8341c630a53ef0148c6ce44d9970c-600wi.jpgThe digital world of Tron: Legacy garnered much attention for the way its set designers made spaces like Safehouse, where the protagonist will spend all eternity in a digital state, surprisingly stylish. Think: white lacquer chairs, an antique chandelier, damask upholstery, and midcentury classics from Mies van der Rohe and Eames.


The Ikea Brand Expansion (EXPANDIT) Award
Awarded annually to a party or parties that uses IKEA creatively and/or to IKEA, which uses itself creatively.
3) As a marketing stint, the Swedish furnishings chains unveiled a quiz to help shoppers decide which furniture collection best suits them. Five hard-and-fast categories of individuals seemed to include narcoleptics and couch potatoes.

The Most Promising for 2011, Hopefully? Award
We know that celebrity decorator Martyn Lawrence-Bullard will star in Bravo's forthcoming new series Million Dollar Decorators, along with Kathryn Ireland and Jeffrey Alan Marks. According to Bravo, the show will "explore the work and personal lives of some of LA's hottest high-end interior decorators as they navigate a world where millions of dollars and massive egos are constantly on the line." Sounds fun! As of Dec. 7, though, the Bravo press team tells Curbed National that the premiere date has yet to be released. Sad face.

It's only been three months since Curbed National launched, but even still we decided to make up a bunch of awards as a way to recap the stuff we've covered. Over the next few days, we'll be feting the most deserving people, places, and things in the national design, decor, and real estate sphere. Herein, we unveil the first annual Curbed Awards!

The Barack Obama "Audacity of Taupe" Major Disappointment Award
Awarded every time a new American president redecorates the Oval Office with neutral shades. When Obama did so in late August (above), former House & Garden editor in chief Dominique Browning said this to New York Times: "Brown upon rust upon ochre upon ...drab. We’re dangerously close to Harvest Gold here, folks. This office does not inspire confidence. The presidential team is clearly trying to project a laidback, we-don’t-do-decorating image—and why? Design matters." Apparently those new blue Christopher Spitzmiller lamps and that schmancy rug, with quotes from MLK and JFK, just weren't enough.

"Audacity of Taupe"...Award, Runner-Up:
10_oct_PutinQL.jpgIn October, Russian Prime Minister Vladimir Putin and wife Lyudmila agreed to be interviewed by a Russian population census worker at home in Novo-Ogaryovo (right). The rare glimpse of their residence was enough to get a sense of the beige-on-beige sofa and beige-on-beige carpeting.

The Incite the Most Wrath on Gawker Presidential Award
The photo of Venezualian President Hugo Chavez (above) was called "gayer than two men having sex" by one Gawker commenter and "that room looks like ass" by another. Never mind that Chavez had just offered refuge to Venezuelans who were displaced by floods in early December: "He decorates like a republican (Rush Limbaugh, to be exact)."

The Best Use of Food in Decorating Award
was3573002.jpgAs part of the White House's "Simple Gifts" holiday-decorating theme, Michelle Obama upheld the First Lady tradition of helping bake the annual gingerbread house. Included: a marzipan Bo the dog. Genius! And adorable!

Sometimes it's hard to decide on just one, so here are 10 of the best interior shots that landed on our desk. Some might be surprising (turquoise tiling!), others may not seem so subtle (Alexa Hampton in the Hamptons?!), but all brought a little something special to the magazine rack. Have a look.
