Here’s a brief recap of the results of the 3Q 2010 Manhattan Rental Market Overview I released a few weeks ago. I am tardy getting this online and recorded it on my iphone late in the evening at my hotel while at a conference. I’m not up to my sharpest delivery with a bunch of “ums” but as they say (whoever “they” is), it should all about the content or am I getting that confused with “right or wrong spell my name right?

I take another shot at my podcast recording adventure using my iPhone and the resulting sound quality isn’t bad.
The 1Q 2010 Manhattan Rental Market Overview that my firm Miller Samuel prepares for Prudential Douglas Elliman was published today. Look for a lot of extracurricular Manhattan market rental analysis between now and the 2Q release in July.
How I did it – Once I record the podcast on my iPhone, I am able to convert the file to an mp4 fomat on my iPhone, upload the file to my ftp server. I then grab the file from my ftp server and copy it onto my laptop, move it into the Garageband app, add the intro and outro, apply the filters, convert to a new mp3 file and export into iTunes and then upload to this blog. Phew!

Last Thursday we published our 1st Quarter 2010 Brooklyn Market Overview and since I am in the throes (sp?) of working on our upcoming Long Island and Hamptons/North Fork reports to be released later this week, I am tardy posting my quick summery to the site. I view this particular podcast as basically an excuse to play with my iPhone recording software but there is some fairly coherent info presented on the numbers presented in the report. Check it out.

Here’s a brief recap of the 4Q 2010 Long Island Market Overview that my firm prepares for Prudential Douglas Elliman.
The correction in the housing market, fall in interest rates and growth in house hold income has brought the affordability of Calgary homes better than ever before. However, the degree of housing affordability has improved far better than the 1980's cycle. The present growth is found to be similar with that of early 1990's real estate cycle. Record lows are spotted as another important reason for the increase in affordability and still further lowering is expected. Calgary agents instruct people to budget for higher interest rates to stay away from excessive risks. Speaking about the market, there are three individual yet connected types of real estate markets are available. They are Rental Market, Resale Market and the Construction Market.
One of the intelligent ways to evaluate your assets is just by comparing them with safe investments. However, Government bonds are considered to be the safest investments but at the same time real estate investments also have got some significant advantages over the bonds. One of the best features of real estate investments is the growth of dividend and appreciation of the asset value with time. The new house price index for Calgary is showing a steady rise since 2008 whereas the resale market conditions were not so smooth but however, showed peak positive results in 2007. Looking on to the current trends of market conditions, the Calgary realtors say that they are experiencing a decline every year which is about 1.6% from the year of 2008. Also the single family home prices dropped up to 44%. But there was a considerable rise in the sales of high end houses for sale in Calgary.
Generally low employment and high inflation rates are two factors that support real estate growth. Looking back the history the market, during the period of 1973-1983 there was a steep rise in home prices only because of the two factors mentioned above which Unemployment and Inflation were. However, things changed after 1983 when the unemployment rate cooled off significantly to lower rates which lead to the fall in home prices. If we take the period of 2005-2006 into consideration, a ratio of 50% sales to new listings ratio kept prices in balance. The current Calgary market conditions reports, an approximate value of 3.6% unemployment rate and an inflation rate of about 4.3% and undoubtedly, these two are spotted as the main reasons for the conservative optimism prevailing in the current Calgary real estate market.

…There were 4,252 sales in the fourth quarter, 28.4% below 5,935 in the prior year quarter and 2.1% below 4,343 in the prior quarter. The sharp decline from the same period last year was due primarily to the federal homebuyer tax credit in place in the second half of 2009. The intention of the program was to increase the number of sales for first time buyers in 2009. As a result, comparison with the prior year quarter was a period that saw the highest number of sales of the last four years. Despite the decrease in sales after the expiration of the expanded federal tax credit in April 2010, listing inventory fell 3.6% to 18,742 from 19,450 in the prior year quarter and fell 13.5% from 21,670 in the prior quarter. This prior quarter inventory drop was seasonal and consistent with the 7-year 14.6% average third to fourth quarter inventory decline over the same period…

…There were 1,468 sales in the fourth quarter, 29.9% below 2,093 sales in the prior year quarter and 21.9% below 1,879 in the prior quarter. While the decline in number of sales from the prior quarter is a seasonal pattern, the decline is greater than the 8.9% average of the prior five years. A significant portion of the decline in number of sales is attributable to the expiration of the federal homebuyer tax credit, which incentivized more sales activity in the first half of 2010, coming at the expense of less sales activity in the second half of 2010. Listing inventory rose 14% to 6,203 in the fourth quarter, from 5,439 in the prior year quarter and 6.4% below 6,630 in the prior quarter. The drop in sales caused inventory to rise and the monthly absorption rate—the number of months to sell all active inventory at the current pace of sales—to edge higher. The absorption rate was 12.7 months in the fourth quarter, weaker than 7.8 months in the prior year quarter, but below the first quarter 2009 rate of 15.3 months, immediately following the onset of the credit crunch at the end of 2008…
