The Skinny: It might not possess the political connections of the former Edison estate in town, but this 15-room 1920 brick Tudor in West Orange, N.J. packs a lot of top-dollar style into a $2M package. The highlight of this offering is the well-tended formal acreage, detailed with fountains bordered by flagstone, broad brick patios, and an assortment of garden outbuildings. To our eyes, these 2.65 acres seem perfect for a summertime soiree, but we don't get a good look at the interiors from the listing photos, so it's hard to determine the condition. Still, provided the roof isn't leaking ceaselessly, $2M is a good deal for five bedrooms, seven bathrooms, and original '20s detailing.

Like all of the live/work lofts at the Oriental Warehouse, this one has exposed brick and timber, which captures that raw "this was a warehouse built in 1867 and now it's been converted to living space" look that most loft dwellers want. There's 1-car parking in the garage and monthly HOA dues are $568.

Room Divider DIY: The Brick House's Rope Wall

Dividing up a space without constructing expensive or light blocking walls can be a challenge. You can use furniture and accessories such as bookcases, rugs and the back of couches and headboards. Curtains, whether hung straight or on hospital track are another option, as are segmented dividers. There are also more commercial options such as the flexible Modwalls. Morgan Satterfield of The Brick House has come up with a DIY option that deserves serious consideration as well.

Responding to a need to find something inexpensive that would not detract from the expansiveness of the open plan space, Morgan devised these rope walls to create rooms in an upholstery shop; it would work just as effectively in a home to divide up an open plan space.

Inexpensive jute is hung from the ceiling to the floor, held taut by a pair of simply constructed wood boxes. The result is a beautiful, effective and inexpensive divider that sections off the main room from the offices. That it's also textural is an added bonus, adding a sculptural dimension to otherwise plain and barren rooms.
