Construction Watch: New Library Making Progress in North Beach

Looking like a giant erector set, the new North Beach Branch Library is moving right along after surviving multiple attempts to thwart construction. The 2-level, 8,500 sq. ft. building, 60 percent larger than the current one, will feature plenty of glass to allow an abundance of natural light. Located on a triangular lot at the corner of Columbus and Lombard streets, the new library will replace the small, aging library next door when completed. The old library, as well as the adjacent block of Mason Street, will be removed, allowing for expansion of the nearby Joe DiMaggio Playground.

[Buyers Sellers Closer] 3Q 2012 Palm Beach Report

We published our inaugural report on the Palm Beach, Florida sales market for 3Q 2012.   This is part of an evolving market report series I’ve been writing for Douglas Elliman since 1994.

Key Points

-Condo sales reached their second highest level in more than six years.
-Buyers and sellers moved closer together on price and the market appears to be absorbing more of the older listing inventory.
-Single family homes selling 2 months faster than a year ago.

Here’s an excerpt from the report:

CONDO/TOWNHOUSE The number of sales jumped 45.5% to 64 units in the third quarter, from the prior year quarter. The year-to-date number of sales is at its second highest level in more than six years. Median sales price increased 3.3% to $390,000 from the prior year quarter, while average sales price and average price per square foot increased 6.5% and 27.7% respectively…

SINGLE FAMILY Median sales price increased 5.7% to $2,600,000 from the prior year quarter. Average sales price and average price per square foot dropped 16.4% and 15.1% over the same period. Arguably a small submarket that could be characterized as stable, the number of sales fell to 23 from 25 in the prior year quarter…

[Sand and Sales] 2Q 2012 Palm Beach Report

We published our inaugural report on the Palm Beach, Florida sales market for 2Q 2012.   This is part of an evolving market report series I’ve been writing for Douglas Elliman since 1994.

Key Points

Palm Beach, Florida

-Condo sales were up sharply over year ago levels while single family sales slipped over the same period.
-Condo median sales price showed large increase as single family median sale price fell below year ago levels.
-Days on market fell from year ago levels for both condos, single family and luxury properties.
-North End sales edged higher as prices declined.
-South End sales were up sharply over year ago levels while median sales price edged higher.

Here’s an excerpt from the report:

CONDO/TOWNHOUSE Median sales price was $470,000, up 16% from $405,000 in the same period last year. Average sales price and average price per square foot increased 11.9% and 2.7% respectively over the same period. There were 119 sales this quarter, 22.7% more than in the prior year quarter…

SINGLE FAMILY There were 39 sales in the second quarter, 11.4% below the 44-sale total in the prior year quarter. The time to sell a property fell by more than two months over the same period. Days on market averaged 250 days, 67 days faster than 317 days in the same period last year…

Looking forward to lounging on the beach this summer? Me too. Here are some stylish beach chairs that are good for the environment, as well.

1. Sailcloth Deckchairs, £149 from Reefer Sail Company: made from rescued boat and windsurf sails, and FSC certified beech wood. Made in Britain.
2. Deck Chair, $345 from Gallant & Jones: crafted in Vancouver BC, using North American White Oak harvested from well managed forests, and finished with a natural oil. Fabric is custom sewn in Vancouver. Pillow insert is organic cotton, and made in Portland, Oregon.
3. Beach Folding Chairs & Table, $495 from Aether Apparel: Aether Apparel partnered with Environment, a Los Angeles based furniture company, for this project. The chairs and table are made out of ash hardwood, stainless steel hardware, and finished with a matte black water based stain. The set folds down to fit inside a carrying bag that is made from a reclaimed army tent, which was cut and sewn locally in Los Angeles.

posted by Miche on 06.07.12 at 05:34PM Regarding the "good for the environment" claim: Is the wood on chair #5 derived from second growth logging that carries independent certification accredited by the Forest Stewardship Council? Jatoba, known as Brazilian cherry in the U.S., is one of the largest timber exports out of Brazil and this demand here is what is driving much of the illegal logging in the Amazon. Origin of wood is not specified on their website, other than "Brazil."

Master Planning: Ocean Beach Master Plan Seeking Major Moolah from the State

The long term planning of Ocean Beach could get a boost today, as the California Coastal Commission is considering a funding request for $400,000. SPUR has been leading a master planning effort for Ocean Beach over the past year and a half with funding from federal, state and local sources. The current draft of the plan includes, among many other things, closing the Great Highway south of Sloat Boulevard, rerouting traffic to Sloat and to Skyline Boulevard east of the San Francisco Zoo, plus narrowing the Great Highway to one lane in each direction.

That pretty chunk of change could be used for a traffic study on the impacts of closing down part of the Great Highway, plus the creation of agreements for various agencies to manage Ocean Beach under a single unified vision. It won't cover all the work, with the remaining funds coming from the National Park Service and the San Francisco Public Utilities Commission, who own the wastewater treatment plant near the zoo.

The Draft Ocean Beach Master Plan will be available for public review on on the SPUR website on January 31, 2012. The public will have until February 20 to provide comments and feedback on the draft plan. The Final Plan will be available on March 5.

On the Market: Inside Warren Buffett's Former "Fit for a King" Beach Manse

Curbed LA has noticed that the glistening white Laguna Beach, Calif., home that used to belong to Warren Buffett is asking $4.995M, a modest figure compared to the $6.495M the place wanted when it was first listed in March 2009. The business magnate bought the four-bedroom, four-bathroom house in 1996, surely enjoying the glass walls, remodeled interiors, oceanfront views, and strip of private beach for years before selling it in 2005. According to the listing, the manse is located in the swank community of Emerald Bay, which features six community tennis courts, beach volleyball courts, a pool, spa, and parks. Not a bad slice of the good life!

We Have a Winner: Sound Sculpture To Be Installed at the To-Be-Built North Beach Library

The public comments are in and it looks like San Francisco sound artist Bill Fontana (and North Beach dweller) is the crowd favorite for the public art installation at the to-be-built North Beach library. Fontana's "sound sculpture" beat out two other finalists at the Arts Commission's Visual Arts Committee meeting Wednesday. "I am excited by the win and the fact that this permanent sound sculpture will also be there for my children growing up in North Beach and they will have this kind of legacy in that community," Fontana said. The artist proposed to build small weatherproof loudspeakers that will be embedded in the overhang (soffit) that surrounds the new library. They will play a changing mix of sounds that are taken from environmental, historical, cultural and social situations in the surroundings of North Beach and its adjacent communities. "The presence of the sounds will create an evocative dream like sonic atmosphere around the building that will interact with people passing by or entering the library," he wrote in his proposal.

Recently Curbed Hamptons editor Nick Leighton paid a visit to the Amagansett, N.Y., weekend house of fashion designer Nanette Lepore. Actually a barn that was moved to the site in the '70s, Lepore's home features a a wide variety of tastes: "It's a barn, so there's barnwood, it feels like a French country kitchen in the kitchen, and yet the rooms feel very modern," she explains. "I don't want to be beholden to one era or style, I love to mix it up." Lepore worked with longtime designer Jonathan Adler (who also did her Manhattan townhouse) on the space: "We decided to decorate this house a lot of things that we've had forever landed here, and they feel right at home." Celebrity Real Estate: Soon-To-Be-Divorced Tony Danza Lists Malibu Beach House

The actor Tony Danza, who first gained fame in the sitcom Taxi, has recently had a better time picking real estate investments than he has projects. His most recent foray into small-screen work, Teach: Tony Danza, was cancelled after just seven episodes. Luckily, Danza has something in the bank for a rainy day, or rather, on the beach. The actor bought this Malibu, Calif. beach house back in 1987 for $1.15M, meaning he stands to make a hefty profit if it fetches anywhere near its $9.1M asking price, a profit he will have to share with his soon-to-be-ex wife. This is no overpriced beach shack either. It has 50 feet of beach frontage, 3,000 square feet, and five bedrooms.

Last week, the New York Times asked readers whether they'd consider buying homes with storied pasts—murders, suicides, brothels, etc. Here's another question: would you consider buying the house where Donna Martin was nearly raped? Miami Beach (South Beach) Real Estate, General Information
