Welcome back to Curbed Comparisons, where we scour the San Francisco's rental listings to see what your monthly rent will get you across the city. This week, we're investigating apartments listed for $3,200/month. This dollar amount puts you square between the going rates for one and two bedrooms in the city. What looks best for your budget? More space, a trendy neighborhood, pet friendly, or a renovated kitchen? You tell us.
? Want a snazzy kitchen? This Lower Pac Heights one bedroom has brand new stainless steel appliances and recessed lighting to boot. It's going for $3,250/month. Sure, the living room looks a little small; but it's got added character with the natural light and ceiling detail. Not to mention: a nice location, hardwood, free laundry in the building, and one car garage parking. Sounds too good to be true (and unfortunately it is, if you have pets).
? If you do have furry friends, you can still land a pad in Lower Pac Heights. This $3,195/month one bedroom is bigger than the other -- with a dining nook and two walk in closets -- but the kitchen is small and old, and there's no parking included. ? If you're looking for something more cutting edge, check out this $3,100/month one bedroom in Hayes Valley. The bad news is that "Hayes Valley" is a bit misleading, since it's half a block off Market Street. And that bathroom and kitchen have seen better days. The good news is that the rent includes parking, the living room has charming with its beautiful corner bay window, and it allows cats. ? If you really want that two bedroom, head over to Forest Knolls, where this tastefully remodeled unit is going for $3,200/month. Perks include an in-unit washer and dryer, city views, a private deck, and one-car parking. Plus, both the kitchen and the bathroom boast a swanky remodel. ? Finally, you can find more two bedroom options in the Inner Richmond, such as this charming unit for $3,195/month. The kitchen is much smaller, but still boasts a dishwasher, stainless, and granite countertops. The bathroom has also been remodeled, though it lacks storage. The living space has a lot of old school San Francisco charm, though -- including an antique stove. Laundry in the building and no parking, but close to public transit.
