LICENSING
• All applicants are required to disclose their social security number to the Commission. Failure to do so will result in the denial of the license. (Alabama Attorney General ruling dated January 5, 1998).
• The sections of Alabama License Law that cover licensing are §34-27- 32, §34~27 -33, and §34-27 -35.
• A summary of licensing requirements is found on the following page.
• All applicants must submit to a Criminal History Background Check.

• Alabama Real Estate License Law deadlines may be found on a subsequent page in this section.
• All applications for licensing, except the Temporary Salesperson Application and the Broker Application, may be found on the Commission Web site at www.arec.alabama.gov. Under Quick Links click on Forms and Applications.
• Alabama has reciprocal agreements with several states.
• Applied Measurement Professionals (AMP) is the testing service that administers the Alabama salesperson and broker examinations. A Candidate Handbook should be given to all students in the salesperson prelicense and broker prelicense courses. You may view the Candidate Handbook and obtain ordering information from the AMP Web site at www.goamp.com .

LICENSING REQUIREMENTS
To become eligible to obtain a license in Alabama, an applicant who does not hold a current real estate license in another state must:
• Be a U.S. citizen or lawful permanent resident
• Be at least 19 years old
• Show proof of bona fide residency in any state in the U.S.
• Show proof of high school graduation or GED
• Not have been convicted of a felony or a crime involving moral turpitude
• Not have had a real estate application or license rejected or revoked in any state within the past two years
• After meeting the education and/or experience requirements, pass the licensing exam ination
Additionally, a SALESPERSON applicant must:
• Prior to taking the state exam, successfully complete an approved 60 clock hour prelicense course. (Salesperson applicants have 12 months to pass the state exam after completing this course; if not. the course must be retaken) AND
"-./ • Must complete a 30 hour post license training course within the first twelve months of
licensure in order to be issued an original (permanent) license. Further, the course must be completed and original license issued within the first six months in order to maintain an active license.
Additionally, a BROKER applicant must:
• Successfully complete an approved 60 clock hour prelicense course AND
• Must have held an active real estate salesperson license in any state for at least 24 months of the 36 month period immediately preceding the date of application.
If you hold a current license in another state, you may obtain a reciprocal license by doing the following:
• Submit with the application an official "Certification of Licensure" form (license history) showing you hold a current license in another state. This certification can be obtained from the Real Estate Commission office in that state. This certification must have been issued within 90 days of our receipt of your reciprocal license application.
• Complete the reciprocal license application and submit it with the required attachments and fees.

" _- Temporary salesperson licensees must complete the post license course and submit application for an original salesperson's license within 6 months of issuance of a temporary license. If this requirement is not met, the temporary license expires and is placed on inactive status. The 6 months begins counting on the first day of the month following the month the temporary license was issued and concludes on the last day of the sixth month. The salesperson original license application is on the Web site and must be given to all students.
" -Ii - A temporary salesperson's license lapses if the post license course is not completed and an original license issued within 1 year of issuance of the temporary salesperson's license- The 1 year begins counting on the first day of the month following the month the temporary license was issued and concludes on the last day of the twelfth month.
• ~ - Students have one year after enrolling in a prelicense course to complete it or the student will receive no credit for classes completed and must begin the course again.
" .~ .. - Students must take and pass the salesperson's exam within 12 months of completing the BO-hour prelicense course.
• ~ - Students must take and pass the broker's exam within 12 months of completing the BO-hour prelicense course.
" ~~ - Active licensees must file active and inactive license renewal forms and fees with the Commission on or before August 31 of the even years.
• - Late
renewals incur a 50 penalty. If not renewed, the license shall lapse and the
applicant must begin as though he/she were never licensed.
• - Active licensees must complete 15 hours of
continuing education on or before September 30 of the even years.

SALESPERS'ON PRELICENSE
• Students have one year from the start date of the 60 hour salesperson prelicense course to successfully complete it. The student has not successfully completed the course until passing the course exam.
• Students must pass the state exam within one year of completing the salesperson prelicense course.
• Students are limited to six hours of instruction per day in the salesperson prelicense course.
• A final course exam is to be given and a minimum course grade of 70%, is required for successful completion. Instructors should have multiple versions of the exam.
• Students must attend 90% of the class. If more than 10% (six hours) is missed, the time must be made up in subjects or modules that have not yet been taken.
• An outline of the state exam may be found in the Candidate Handbook.
The Candidate Handbook must be given to all salesperson prelicense students and may be ordered from AMP.
• The Camm ission has a Salesperson Course Outline Checklist that may be used in the classroom. The use of this checklist is encouraged but not required. The checklist can be accessed by going to the Commission's Web site at www.arec.alabama.gov.Click Education at the top of the homepage and then select Instructor Resources from the drop-down menu.
• Students who complete the salesperson prelicense course must be given a "Salesperson Prelicense Course Certificate of Completion." This is the student's "ticket" to get into the exam. • Students who complete the salesperson prelicense course must be given a Salesperson Prelicense Course Evaluation Form. Instructors should not take up this form but should encourage the student to fax or mail the form to the Commission. The form may be accessed on the Commission Web site at www.arec.alabama.gov.Click Education at the top of the homepage and then select Forms and Applications from the drop-down menu.
• The state exam is given Monday through Friday in Montgomery, Mobile~ Huntsville, Athens and Birmingham. The cost is $69. Information on how .to schedule an exam and the requirements on the day of the exam can be found in the Candidate Handbook.
• No part of the salesperson prelicense course may be used for continuing education credit. Only persons who do not hold a license should be in the salesperson prelicense course.

POST LICENSE
• Instructors must use the prescribed Post License course outline. This may be accessed on the commtssten's Web site at www.arec.alabama.gov.Click on Education at the top of the homepage and then select Instructor Resources from the drop-down menu.
• Students may not begin a Post License course until they have been issued a Temporary License. Schools must have procedures in place to verify that all students have a Temporary License.
• Students are limited to nine hours of instruction per day in the post license course.
• Students must pass a final course exam or project and make a minimum course grade of 70% to successfully com plete the course.

• Licensees obtain 15 hours of continuing education credit by taking the entire course.
• At the conclusion of the course, the licensee must be given the Application for Real Estate Salesperson's Original License. This form may be accessed on the Commission's Web site at www.arec.alabama.gov.Click on Forms and Applications under the Quick Links on the homepage.
• At the conclusion of the course, the licensee must be given instructions on how to check credit and submit a course evaluation. The CMap instruction sheet may be obtained by gOing to the Commission's Web site at www.arec.alabama.gov.Click on Education at the top of the homepage and then select Forms and Applications from the drop-down menu.
• Once someone obtains a Temporary License he/she has six months in which to complete the Post License course and have an original license issued. If this is not done, the license will be placed on inactive status until the course is completed and the original license issued. After one year, if the original license is not issued, the Temporary License will

BROilER PRELICENSE
• All salespersons who wish to become a broker must complete the 60 hour broker prelicense course.
• Students are limited to nine hours of instruction per day in the broker prelicense course.
• Students have one year from the start date of the 60 hour broker prelicense course to successfully complete it. The course is completed when the student successfully passes with a course grade of at least 70%.
• Students have one year to pass the state exam after successfully completing the broker prelicense course.
• Students have 90 days to apply for the broker license after passing the state exam.
