Park Life: The Secret Garden at Fay Park

We all love Golden Gate Park and Dolores Park, but did you know San Francisco has over 220 parks and open spaces? Curbed SF wants to bring fame and glory to some of the smaller, lesser-known parks, and we're doing so with our series Park Life. Each week we'll spotlight a different San Francisco park or open space, and bring you all the details you need to plan a visit.

If you've ever passed by Fay Park in Russian Hill and thought it was just someone's private backyard, that's exactly what it used to be. In 1998, the Berrigan family donated the yard designed in 1957 by landscape starchitect Thomas Church to the city as a public park.

Where it's located: In Russian Hill, at the corner of Leavenworth and Chestnut Streets (it's only open 10am-4pm daily).

What it features: The park was designed as a formal garden, so it has stairs and ramps that connect different levels within the garden, lots of ornamental trees and flowers, two gazebos, and benches overlooking the level below. The garden light fixture was once a street lamp in Copenhagen.

How to get there: The 30, 41, 45, and 47 buses all get within a few blocks, but you'll have to walk a little bit. Same with the Powell-Hyde cable car.

Dogs allowed?: The park is owned by the Recreation and Park Department, so dogs are allowed on leash. But there's not a ton of space to romp around, so it probably won't be your dog's favorite.

Don't Miss: In 2005, renovations improved public access and restored elements of Church's garden design.

Although Yahoo amped up its quest for world domination by appropriating all of Zillow's content, listings site Trulia is going for a more metaphysical approach, endeavoring to find what it is, exactly, that makes a happy home. After all, can happiness be quantified? Why yes! Yes it can. Trulia asked 1,200 American couples to rank 11 home features—dual closets, large kitchen island, a man cave, water views, and more—in order of how each would positively improve their relationship. What came out on top? For women, apparently storage space is the be-all, end-all of making the magic happen. And for men—in a brilliant show of obviousness—it's having a master bedroom large enough for a king-size bed. Browse the photogallery above for the close-up shots.

The Secret To Firing Your <b>Real Estate</b> Agent - Fire Your <b>Real</b> <b>...</b>

Have you been working with a real estate agent that is driving you
nuts?

Are you sick of them but don't know how you to fire them?

As a professional real estate broker, I work with a fair number of
clients that have at some point been working with a real estate agent
or REALTOR that was just horrible.  They call and try find out
information, but never get get called back. 

One commented to me that he fired his agent after "I had told her
exactly what I what I was looking for, and what three things my house
needed to have. She called me with a house to see so I took part of the
day off work and drove an hour up to see the house and it was all
wrong!" 

Do you feel that way and want to know how to fire your real estate
agent?


The answer is incredibly simple!  In most cases you only need to
call or email tell them and tell them that you no longer want to work
with them.  Be honest and direct.

This is not the time to feel sympathetic.  If they were doing a
bad job, then you should fire your real estate agent!

What if you signed a buyers agency agreement?

If you signed a buyers agency agreement with your real estate agent or
Realtor, then you need to make sure that they will release you from
that contract.  Here is the secret!

Sometimes agents get greedy and won't want to let you out of the
buyers agency agreement that you signed.  Hit them with their
failure to act appropriately on their behalf. 

Most states have an agency law that states that your agent has to do

what is best for you.  If they weren't returning calls or are
showing you the wrong houses, then they weren't upholding their agency
duties!  Use that against them!

I admit that the secret to firing your real estate agent is almost not
a secret, but many people put off firing their real estate agent too
long, and suffer for it. 

Don't delay!  If you are not happy with your real estate agent
or Realtor, fire them today!
