3-14-115.jpg5) 2385 Broadway Street, Pacific Heights
Asking price: $2,995,000
Size: 3-bed, 3.5-bath; 2,658 square feet
Price per square foot: $1,127
The skinny: While this home's bones and facade date back to 1906, it's clear from the photos that its interiors recently underwent a major remodel, bringing it up to today's modern standards. The last time it sold was in late 2007 for $3,100,000. Ouch.

3-14-124.jpg4) #601 at 1220 Jones Street, Nob Hill
Asking price: $3,250,000
Size: 3-bed, 3-bath; unlisted square footage
Price per square foot: Unavailable
The skinny: This is a penthouse on the highest street in Nob Hill (well, the 1200 and 1300 block of Jones are the peak). It's a full floor unit with views of Coit Tower, Transamerica Pyramid, Huntington Park, etc. You can take in those views from a sofa or one of the 6 balconies the property has to offer. Monthly HOA dues are $1,060 and there's 1-car parking in the garage.

3) 2535 Green Street, Pacific Heights
Asking price: $3,900,000
Size: 5-bed, 3.5-bath; unlisted square footage
Price per square foot: Unavailable
The skinny: This Edwardian "sits atop one of the best blocks in Pacific Heights," says the listing agent. The gigantic and awesome backyard is accessible by both the kitchen and the family room. The home has views of the "ever changing moods of the Bay." It last sold in 2006 for $4,100,000.

3-14-122.jpg2) 2765 Union Street, Cow Hollow
Asking price: $4,695,000
Size: 5-bed, 4.-bath; 3,962 square feet
Price per square foot: $1,185
The skinny: The listing tells us that this abode was "almost completely remodeled from the ground up," and it shows. The property is on an extra wide and extra deep lot, so the backyard's spectacular. We also learn from the listing that "the home was built with the infrastructure to add a level should your clients like to expand & produce a pent-level with views." It last sold in May of 2008 for $3,595,000.

3-14-121.jpg1) 2375 Broadway Street, Pacific Heights
Asking price: $5,495,000
Size: 5-bed, 3.75-bath; 4,252 square feet
Price per square foot: $1,292
The skinny: There's a south garden and partial views of the Golden Gate Bridge. There's also an undeveloped basement, which sounds like a fun project to take on. It last sold in 1998 for $3,000,000.

On the Market: Two Big and Fancy Abodes Battle It Out For Your Love

3-5-11gameon.jpgTwo very fancy but very different abodes. One's a single-family home in NoPa, the other's a condo in a swanky FiDi tower. But which is the better deal? They're almost the same price. Basic stats: Unit #2402 in the Montgomery Washington Tower is a 2-bed, 2.5-bath, 2,624 square foot condo on the 24th floor. It's asking $3,895,000. 1045 Divisadero is a 5-bed, 3.5-bath, 4,800 square foot single-family home North of Panhandle. It's asking $3,800,000.

611 Washington, #2402

Pros: This condo's got views galore, including Coit Tower and the Bay Bridge. It's got a very fancy media room, atrium and two private terraces. Building amenities include concierge services, 24-hour security, outdoor lap pool for residents and a private health club. Conveniently located close to all the hustle and bustle of FiDi and the Downtown area.

Cons: It reminds us of those high glitz pageants that are on that show Toddlers and Tiaras. It's more expensive but has less bedrooms, bathrooms and square footage. Monthly HOA dues are $2,058 and 2-car parking will cost you $648 per month. It's been on the market for a really long time, and was once asking as much as $4,595,000.

1045 Divisadero

Pros: Frankly, it's a perfect example of respecting the original Victorian architecture while still bringing up the interiors to today's standards. AKA there's an Arclinea kitchen and modern backyard (complete with hot tub and outdoor kitchen). The most obvious pro is the price and size, because it's less expensive than 611 Washington but has more bang for its buck with five bedrooms and 3.5 bathrooms. The listing states that you can "park up to 10 cars!"

Cons: While it is true that the property is set back from the street, there's no denying that Divisadero is a very busy street. We hate to find fault with this, but we think your cleaning bill is going to be extra high with all the architectural detailing going on in the interior. The views aren't that great.
