The answer is simple: you shove them into a metaphorical cage and let them battle it out until one emerges victorious. It's time for Real Estate Deathmatch.

Amenities: pool, gym / gym ? This 1-bed, 1-bath condo slightly edges out its opponent in square footage, but where it really wins is in windows. The living room features a panoramic window that curves around the corner of the space, looking out into the trees. The drawback to this? The building is adjacent to the freeway and the unit is at the front on only the second floor - so there's probably traffic noise. But perhaps the building's beautiful pool (located in the back) is a trade off. ? This 1-bed, 1-bath condo edges out its opponent in finishes. The kitchen and bathroom are much more modern, complete with designer appliances. This unit has hardwood floors throughout (whereas its opponent has a carpeted bedroom). The unit looks like it's on the ground floor, looking at the garden courtyard. The building is a block off the freeway, so it may be slightly quieter. It will also be a lot darker inside.

Our Rental Market Report Makes Cover of New York Post

I thought the dog days of August would result in little interest in the state of the NYC rental market. With the release of July Manhattan/Brooklyn report we prepare for Douglas Elliman last Thursday, I was clearly wrong.

In addition to the coverage of the report on Thursday, a New York Post cover page story screamed about the high cost of Brooklyn rentals using our research the next day (Friday). Of course we had to share the page evenly with the Facebook Killer, but hey, it’s the New York Post we all love.

Does any other US housing market rival New Yorker’s infatuation with real estate?

Artistry: This Nightscape of Tokyo is Made Entirely From Stickers

Crafted by Japanese artist Yukino Ohmura with materials available to just about anyone with a well-stocked office supply closet, each building in this mind-boggling nocturnal composition was carefully constructed through the placement of neon color-coding stickers on a black acrylic background—creating an effect that looks almost identical to long-exposure photography taken after dark. Making up a series titled Beautiful Toyko, Ohmura's faux-photography creations are meant both as an homage to the city—the artist purposefully choses only highly recognizable buildings so that viewers can instantly connect with the work—and as a means to explore the power of illusion. "We are trying to struggle in this world which is filled with uncertain and unstable truths," muses the artist. "My artworks are part of the truth cut out from this chaotic world." Like certain similar projects by other artists, the intricate architectural scenes are indeed chaotic, dazzling, and just a touch lonely, the way far-off buildings always seem. That's Rather Spooky: Get Creeped Out By This $798,000 Visitacion Valley Flip

Wednesday, January 22, 2014, by Mallory Farrugia Given the current housing frenzy in San Francisco, it's not surprising that flippers have started heading to the southern most part of the city, where seemingly inexpensive real estate is still obtainable. This property was sold in August 2013 for $460K as a 2-bed, 1-bath with an unwarranted 1-bed in-law unit. Now, less than six months later, it's back on the market for $798K as a modern 3-bed, 2-bath single family home. If quick flips can feel a bit eerie anyway, this one really takes the cake, as the listing photos feature creepy renderings of tiny people in the house. Perhaps in exchange for taking a property's resident ghosts, the broker will throw in the MacBook Pros also featured in the listing photos. Fair trade, right?

Brand Extensions: Shigeru Ban's Prefab 'Furniture Houses' to Hit Stores This Year

For those who found piecing together entire Ikea rooms with little more than some illustrated instructions too challenging, throw away that S-wrench and consider instead holding out for a do-it-yourself kit house designed by Cardboard overlord Shigeru Ban. In collaboration with Japanese design store Muji, the starchitect is gearing up unleash his own take on the prefab home—to be referred to a Furniture House—later this year. No stranger to both ultra-efficient and stylish design, Ban began toying with the idea back in 1995, upon considering that instead of building a home and then filling it with furniture, it might be more efficient to use the furniture itself to provide structure—in place of such customary support elements as columns or loading-bearing walls.

Ban first considered this "furnishings as structural support" plan after witnessing both how many people were killed by furniture during the Hanshin-Awaji earthquake in 1995, and—conversely—how many made effective shelters under it. "At the time, I realized how strong cabinets could be," Ban explains to Dwell, "and wondered if even without posts or [bearing] walls it would be enough just to have these furniture units as structural elements." Besides simply standing up to the job, the starchitect's prototype is also fittingly stylish. Walls are made from sleek, wood-panneled storage units and built-in shelves, while the low slung ceiling and open, airy feel keeps the space from feeling like a little box. The full packages—which promise to be affordable—will hit the shelves at some unspecified time this year, but until then do check out Architizer's full gallery, right this way.

Gone Glamping: Deluxe Doughnut Tents Take 'Glamping' to the Next Level

Though perhaps not the first to pluck the whole unnecessary tent-pitching business out of camping, Seoul-based studio ArchiWorkshop has certainly taken the semi-ridiculous art of glamping—that's glamour camping, naturally—to the next level with this so-called Glamping for Glampers line of luxe, high-tech tents. Clustered in a quiet valley in Yang-Pyeong, South Korea, the tents come in both a long, worm-like shape, as well as a circular variation that's designed to resemble a pebble, but looks rather like a glowing doughnut.

Each unit is constructed from a steel frame and is covered with two layers of fabric that both shields the interior from UV rays and functions as a water and fireproof membrane. Inside, the bright white interiors come equipped with a small bathroom, kitchen, and custom-fit bed area—sectioned off by a funky, hand-painted partition. On one end of the longer tents and sliced from the side of the round doughnuts are glass-sided, glazed entrances that provide natural sunlight as well a small porch area. Sure, some might argue that with their running water, indoor lighting, and full kitchen, these little dwellings are pretty much just micro homes, but when it comes down to it, that's just the beauty of glamping, isn't it? Maven Manors: Bask in Estée Lauder's Long-Time Riviera Villa For $13M

In 1961 budding cosmetics tycoon Estée Lauder fell in love with Villa Roche Cline, a six-bedroom Mediterranean manor set above Cannes in the South of France. Though the villa was built in the earlier 20th century, Lauder brought in a "kind of bourgeois Sixties look," as the current owner, a perennial house renovator, once described to The Telegraph. The walls of the bedroom, once emblazoned with the blue-green logo of Lauder's company, have been replastered, though the hand-carved oak woodwork and gray marble floors remain. Decades of wear (the place had been abandoned in the 10 years before Lauder's death in 2004) meant Kempen decided to trim the overgrown, view-blocking trees, fix the leaky roof, and add a pool. Now the property, which "oozes the essences of the French Riviera," or so the brokerbabble insists, is on the market asking €9.85M or about $13.36M. Besides being able to say you own the place where the fragrance "Beautiful" was developed, the new owner will have these bragging rights: three "elegant reception rooms," a master suite and dressing room, a home office, and a panoramic sea view.

SAN FRANCISCO—Cat lovers and haters alike were rocked by the news that KitTea, SF's very first Japanese-style cat cafe, is on its way to the City by the Bay. You'll be able to drink tea and play with a "staff" of house felines.

BAY AREA—This crazy, unusual warm weather shows no signs of stopping through the weekend, so we updated our patio heatmap to give you the scoop on the latest places to dine and drink outside. Hey, if we can't have rain, we might as well have fun.

OAKLAND—Oakland Restaurant Week is in full effect through the end of the weekend. Here are our picks for the places offering the best deals, and the places that are barely offering deals at all.

CASTRO—Big news at the currently under-renovation Cafe du Nord: it's getting a brand-new food and cocktail program from Ne Timeas Restaurant Group (Flour + Water, Central Kitchen) and the Bon Vivants (Trick Dog).

SOMA—AQ is shaking things up in their kitchen. As of this weekend, they're dropping brunch, and in March, they'll dump their a la carte menu in favor of a prix-fixe and tasting-menu format.

THE MISSION—More details on Urban Putt, the Mission's forthcoming mini-golf course, are coming to light, including a chef (Dane Boryta of Bottle Cap), a bar team (The Bon Vivants, once again), and a projected opening date.

UNION SQUARE—A big bar shakeup went down at Jasper's Corner Tap & Kitchen, which changed management and lost star bar manager Kevin Diedrich and his team in the process. It may not be long for this world in its current form.

HAIGHT-ASHBURY—A few shakeups in the Haight: Estela's Sandwiches has finally returned to Haight and Fillmore after its devastating fire a couple of years back, while the Alembic has closed its kitchen to expand into the space next door.

Cool & the Gang: The Queen of All Ice Hotels Has Faces Carved Into the Walls

While a few fun-hating critics may have cooled toward the whole ice-building trend, it's clearly just because they've never witnessed the totally bonkers majesty of the IgluLodge, an ice hotel nestled in the Allgäu Alps near Oberstdorf, Germany. Sure, frosty hotels of the past have dallied in ice sculpting—constructing impressive UFO-themed rooms and awesomely meta ice buildings within ice buildings—but none have quite taken it to the level of this secluded German hideaway, which boasts a different theme for each room. In the restaurant, for example, leering snow queens and goblins pop out from the walls, while in the bar there are some very cold, very out-of-place Totem poles taking center stage. In each individual sleeping hut is a bed insulated with "original Norwegian reindeer skin," a rose frozen into an ice-block, and, yep, more massive wall art. Not unlike the epic creations on display at China's famed Harbin Ice and Snow Festival, every creation is lit up in neon colors, further enhancing the effect. Development Watch: Lennar's Hunters Point Development Now Has Prices

The Lennar development slated for Hunters Point now has the name The San Francisco Shipyard, and some pricing scales recently hit the Curbed inbox. Based on current market rates, prices are set to begin in the low $500,000s for one bedrooms, and the high $500,000s for two bedroom homes. If all goes according to plan, the first 247 market rate and affordable units will be ready for move-ins by this fall with an additional 3,000 units coming in the next five years. Now that the project got its recent approvals and the 49ers have officially vacated, things are moving along quickly.

[Three Cents Worth NY #244] Manhattan’s Middle Market Shows Life

It’s time to share my Three Cents Worth (3CW) on Curbed NY, at the intersection of neighborhood and real estate in the capital of the world…and I’m here to take measurements.

This week I thought I’d take a look at the breakdown of sales by price in the most recently completed quarter. Last year I was using a donut analogy to describe the Manhattan apartment market—weak in middle and strong on the outside (bottom/top). I wanted to illustrate how the mix in 2013 could be showing signs of change rather than continuing to see a disproportionate amount of activity on the margins. For reference I provided an inset in the form of a pie (sorry) chart to show a simple breakdown of the market in the second quarter of 2013…
