On The Market: Room For Everyone, Plus A Private Playground, $6.95M

More room for everyone: 1349-51 Clay Street came on the market last Friday, asking $6,950,000 for a spanking-new 6-bed, 6-5 bath, 2-kitchen, 1-elevator house with a 4-car garage. It's actually two units with identical finishes, and once upon a time, was two flats over a garage that's been renovated out of existence, with CEQA and height exemptions dating back to 2009. The lower unit has 2-beds and 2-baths and a garden facing south onto Leroy Place, while the two-level upper unit has a double-height living room overlooked by a glassed-in master bedroom suite, plus three additional bedrooms.

Out front, the house plays well with it's Beaux-Arts neighbors- a somewhat traditional front with French doors and windows composed to look like a late-19th Century studio building, but the rear facade is glazed and sleek, looking down Leroy Place and into the big drum of the SFFD fire hydrant water supply. A roof-top terrace big enough for a party. Or a playground. Seriously, we could see a pirate ship and sandbox up there. The house is staged as a 1-family with the lower bedrooms as offices, but we could see this as a multigenerational or sibling setup with the potential for a very swank rental. Listing is silent on an architect, and the last four images in the gallery are of the lower unit. The open house is on Sunday, April 15 from 2:00pm to 4:00pm.

Turf Wars: No Sandbox Planned for 700K Playground at Sue Bierman Park

But there will be a Pirate Ship. Which strikes us as being historically insensitive, unless you live on the coast of Somalia, in which case it's currently insensitive. Why is this not a Gold Rush schooner or and America's Cup multi-hull? Probably because this Pirate Ship is one of the off-the rack pieces of playground equipment specified by Roma Design for the privately-funded playground in Sue Bierman Park. Roma had been previously involved in the park's landscape- along with much of the recent hard-scape and plantings along The Embarcadero- and is working on the playground pro bono. Budgetwise, the cost of the park has gone up to around $700,000, so that custom multi-hull maybe out of the question. Besides money, the other big San Francisco question, of course, is homeless people. From the Waterfront Playground's FAQ:

Q: How do you anticipate keeping the homeless people outside of the playground?
A: Homeless, like any other people, can legally occupy public spaces; however, law specifically protects children playgrounds. California Penal Code (CPC) 653G prohibits adults trespassing into a playground unless accompanied by children, and Park Code Sections 4.10 & 3.02 prohibits alcohol and smoking in playgrounds.
So, homeless families are OK. Fundraising to begin soon, no word on naming rights, and the playground is sited directly across from the planned 8 Washington Street development. Which may also have a playground in its future. Parents rejoice.

Isn’t it wonderful when public park planning processes can glide along smoothly? This Saturday, community members are coming together to celebrate the seemingly-uncontroversial renovation of the Cabrillo Playground. Perhaps the vitriol has been muted because no one can find it out there amongst the fog. But the more likely reason is that there’s something in the park for everyone. In addition to the requisite basketball courts and tennis (bike polo?) court, preservationists will be happy that Rec & Park is upgrading the 1930’s clubhouse (and keeping the exact same facade). There will also be age-appropriate play areas, including one with a pirate ship. Now the only limit to indulging your (child’s) pirate fantasy is your imagination. Construction is set to begin in spring 2012, with plans to reopen the playground in spring of 2013. - Michael Pearce
