Real Estate Sold: Condos at The Washington Are Quickly Selling

394737_10_0.jpgIt looks like at least four condos at The Washington (which is currently on our Where To Buy Now map) have sold since landing on the market in late March. The 26-unit building in Pacific Heights is brand new steel-frame construction. All received asking.

Unit #403 is a 1-bed, 1-bath, 830 square foot condo with monthly HOA dues of $410. It sold in late March for $779,000.

Unit #601 is a 2-bed, 2-bath, 923 square foot condo with monthly HOA dues of $429. It sold for $1,014,300.

Unit #701 is a 2-bed, 2-bath, 923 square foot condo with monthly HOA dues of $429. It sold for $1,053,500.

Unit #702 is a 2-bed, 2-bath, 985 square foot unit with monthly HOA dues o $442. It sold for $1,122,100.

We'd like to point out that all but one of these units is clocking in at over $1,000 per square foot. (Unit #403 is $931 per square.)

And while that seems like heaven to some folks, there are plenty of us who simply don't have the time or patience for that kind of home hunting. No, some of us just want to buy a brand new condo in a brand new development and get on with it. With that in mind, we've put together a handy map of where you should buy right now, right this instant. Every residential tower or complex on this list is new to the market, meaning there are plenty (plenty!) of units up for grabs that no one's lived in yet. Some of these are so fresh that they officially haven't hit the market yet (we're talking about you Millwheel and 299 Valencia). But fear not, they will be within a month. Goodbyes: Union Nixes Fairmont Hotel's Hope For Condos

4-18-11doa.jpgThe Farmont Hotel's quest to go part-condo has come to an end. After many, many setbacks, including Tonga Room preservationists and Fairmont neighbors who weren't fond of the idea of two years of demolition and construction, the investment group that's spent two years trying to win approval is calling it quits. The investment group, which includes Oakland A's managing partner Lew Wolff, have been trying to come to an agreement with the politically powerful hotel workers union, which was concerned that converting up to 286 of the hotel's rooms to condos would cost some workers their jobs. After months of talks, the workers have voted against the plan.
