Sold Stuff: Interior Designer Nate Berkus Sells Off NYC Duplex for $5M

Designer Nate Berkus has sold his NYC "dream home," just nine months after it featured in a full spread in Architctural Digest. Alexander Gilkes, a co-founder of the online art bazaar Paddle8, paid $4.95M for the Greenwich Village duplex, which is set inside a pair of combined townhouses, in an off-market deal. Barring the (ample) cost of renovating, this sale stands to net Berkus a healthy $1.6M profit. Not bad, considering the apartment is a fourth-floor walk-up. The 3,000-square-foot space houses three bedrooms, four bathrooms, and a handsome, Berkus-redesigned kitchen. The one-time TV host—his show was cancelled last year after two seasons—has kept busy as a designer lately, but will return to the small screen this fall with Renovation Nation on NBC.

Meanwhile, Berkus has been buying and selling properties with varying degrees of success. His Chicago co-op finally sold in January for $1.6M, after two years on the market and more than a million dollars in price cuts. In April, Berkus listed his other NYC property, a petite one-bedroom in the West Village, for $699K, which was listed as sold at the end of July. Berkus seems to be abandoning New York for Los Angeles, where his newly renovated home was, you guessed it, recently featured in another glossy shelter mag.

House of the Day: Decommissioned Army Rec Hall Turned Home Asks $1.5M

The Skinny: Built in 1906 as a recreation hall for the 237-year-old Fort Moultrie, this columned structure has since served as offices for the fort's engineering staff and, now, as a private home. Listed for $1.5M, this Sullivan's Island home boasts five bedrooms, five bathrooms, and plenty of quirky features from the building's public past, most notably the 3,100-square-foot former gymnasium and social hall that now serves as an extremely oversized living room. The rest of the interior, shoehorned as it is into a structure not intended as a private home, suffers from low ceilings and small windows. For those happy with the property as-is, it is also available for rent at $4,500 a month.

Back from a too-short vacation and thought I’d veer away from luxury marketspeak and focus on “non-luxury”—that little 90 percent of the market that doesn’t get enough attention. Today there’s a story out on the Manhattan “non-luxury” market using the data in these charts. It basically shows that when you remove the top 10 percent of the market from the housing data, pace of absorption and collapse of inventory is much more severe than when presented together…
